HomeBuyer Report

Is it best to get a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Aston and which one would be cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey, however it is basically the same the same.

If the Aston property is an apartment, or is an older property, or has been extended, or is built of unusual materials (e.g. steel and glass), then RICS recommend a cheaper HomeBuyer Report.

If you intend to do any major works, it would be better that you select a Building Survey. This survey is not as cheap however it does offer comprehensive details of the Aston property's condition in addition to advice on defects as well as maintenance options .

Gas flame

Does the Aston surveyor give details on the safety of the gas heaters?

The RICS chartered surveyor will locate and visually look at any accessible parts of the system. A surveyor will want to inspect the routing of any gas pipes at the home, in addition to gas associated appliances e.g. ventilation of flue (if blocked). A Aston qualified surveyor will not remove any gas fittings and surveyors are not qualified to conduct any tests of any kind on the system or appliances. Of course, gas is potentially fatal, should there be any worries relating to gas installations, call a gas safe engineer.

Aston based gas engineers include NWB Plumbing & Heating of 2 Seymore Road, Aston, Sheffield, South Yorkshire Tel. 07931368447 and A & E Plumbing Services of 44 Chelmsford Avenue, Aston, Sheffield, South Yorkshire Tel. 07894078100.

RICS Homebuyer Report valuation

Should I get a separate valuation and an estimate of rebuild costs for insurance purposes (including additional costs such as rebuilding a garage)

The Homebuyer Report includes a property valuation and a reinstatement cost as standard. To fully consider the correct valuation your chartered surveyor should use local Aston market factors and other considerations relating to the property for instance: size Your Aston surveyor will also consider materials used and make certain other assumptions such as the property isn't on a land fill site. Surveyors don't factor in things like sales incentives.

Further Aston assumptions, for example connection to sewers, are made in addition to any environmental problems like local Aston industrial considerations, which will also be factored in. A Building survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Damage resulting from flooding

We're planning to purchase in Aston. Is there a flood risk, and will the building survey look for water damage, or if other houses on the street have been affected?

Last year was the second wettest year on record (source: ITN). Both property purchasers and home owners in areas exposed to flooding are right to be worried. It is strongly recommended that the property is protected, before flood damage occurs. The property survey may also, where appropriate, offer advice to limit damage in the event of flooding.Familiarity with characteristics of the local area likely to affect residential property enables the RICS surveyor to surmise flooding may be a risk, even if the property has not itself flooded before. Also included on Environment Agency's flood warning are details of local rivers and other bodies of water prone to flooding.

The Environment Agency recently gave a status update of 'No warnings' for Rivers Wye and Monnow in Monmouthshire, near Aston.
