HomeBuyer Report

Should we get a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Baglan and which would be cheaper?

The Full Structural Survey has a new name called a Building Survey, although it is effectively the same.

If the Baglan property is a flat or maisonette, or is over 100 years old, or has been extended or modified, or is built of unusual materials (e.g. steel and glass), RICS recommend the cheaper HomeBuyer Report.

If you intend to make an extension, RICS recommend you opt for a Building Survey instead. This survey is less cheap, but it does provide you with an in-depth analysis of the Baglan property's general condition in addition to information on defects as well as maintenance options .

Shocking Electrics

When we went to see a sixties house we are interested to buy, it appeared that there are doubts as to then safety of the electrical system; does Baglan survey advise on any faults with the electrics?

When carrying out a Baglan Homebuyer Report your RICS surveyor will usually add detail on the overall electrical system if it is apparent that the electrics are in a poor state of repair. A Surveyor should also report back on potential areas for concern such as checking any external or remote installations like external sockets. A check for the documentation from a test on the condition of the electrical connections handled by a suitably qualified electrician on the property being surveyed should usually form part of the survey. Looking at any documentation from any recent PIR handled by an electrician on the building will form part of the survey.

The IEE strongly advise that a Periodic Inspection need be completed every ten years (or every 5 if letting).

RICS Homebuyer Report valuation

Which Baglan Surveys include a valuation and reinstatement cost estimate (including costs for professional fees e.g legal fees) and how does the surveyor work it out?

A Homebuyer Report on a Baglan property will contain an independent valuation and a Reinstatement Cost. When calculating the property's value your independent surveyor will combine awareness of the Baglan property market and other things relating to the property e.g. state of repair. Surveyors also examine style of architecture and will make certain other assumptions like no damaging building techniques have been employed. Surveyors disregard things like furnishings. It will also be assumed that there is an absence of any problematic legal issues e.g. the tenure being as indicated (e.g freehold). These will be investigated by your solicitor.

Further Baglan assumptions, for example services, are made in addition to local environmental concerns like local industry, also being considered.

A Building survey does not include a valuation as standard. However we can add a valuation for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Roof defects identified during a survey

I have put in an offer on a Baglan home with a loft conversion, and we are wary of potential roofing issues. What should we keep an eye out for during the investigation?

Property in and around Baglan in otherwise fine condition can still be subject to difficulties with the roof, for example, incorrectly applied waterproofing. From eaves to tie beams, the whole roof should be reported on. Factors like a slope of less than 12 to 15 degrees are particularly troublesome for flat roofed property.

Roof repairs can be the cause of serious accidents, which is why modern contractors refuse to work without scaffolding. Once the surveyor has delivered their report, consider arranging a quote from a roofing contractor in Baglan for the job itself.
