HomeBuyer Report

Is it best to choose a HomeBuyer Report, Full Structural Survey or Building Survey for a property in Barnet and which is cheaper?

The Full Structural Survey has a new name called a Building Survey, however it is basically the same the same level of survey.

If the Barnet property is a flat or maisonette, or is an older property, or has been substantially modified, or is built of unusual materials, you should choose the cheaper HomeBuyer Report.

If you intend to do any alterations, RICS recommend you opt for a Building Survey. This survey is not as cheap but it will offer comprehensive details of the Barnet property's condition in addition to advice on structural defects as well as maintenance options .

If in doubt get a Barnet Home Survey Quote or call 0800 038 6667 to speak to our survey team.

Conservation area

Are there any problems we would need to look out for when purchasing a building in Barnet near a conservation area ?

There are nearly 10, 000 of designated conservation areas in England and Wales which are overseen by the local council.

A Building Surveyors must have knowledge of local area factors and the bearing they have with the property. Property values tends to be more than prices outside the area due to them being preserved.

RICS surveyors can be expected to tell you whether the property is possibly classified as such and Section I of a Barnet Homebuyer Report will suggest further investigations are raised during the legal process. Out of keeping modifications to the property may be commented on, however these should be investigated by your legal adviser.

Shocking Electrics

When we were shown the house we are planning to move into we think we noticed that there could be corrosion of the wiring; will the Barnet surveyor go into detail on the wiring and electrical system?

When preparing a Barnet Home Buyers Survey the surveyor will usually add detail on the state of the electrics if it appears that they are in a poor state of repair. He or she is trained to issues like reporting on the state of fixed electrical appliances, e.g. heaters or reporting on the condition of a representative sample of the range of light fittings and switch gear. Reporting on any documentation from the most recent PIR conducted by a suitably qualified electrician will usually be part of the Homebuyer report in Barnet.

The IEE (Institute of Electrical Engineers) recommend a periodic test is carried out at least every 10 years (or every 5 if letting out).

Overgrown flat roof with weeds

On a Barnet HomeBuyer Report can you give examples of Condition rating 2 defects affecting 'E2 - Roof coverings' ?

For a Barnet property, one example could be a ponding asphalt roof. Flat and sloping roofs will be checked by the surveyor, provided that access is possible. If access cannot be arranged, e.g. the property is a flat, the surveyor will be unable to include this in the report.

The home buyer report is intended to be easy to read and understand. A 'traffic light' system of colour coding is used to confirm the seriousness of any issues included in the survey. Condition rating 2 suggests that the aspect of the property in question will need some work. In contrast to more serious, 'red' rated, defects, these issues do not require immediate attention.
