Do you need a Property Survey ? Which one should you choose?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Battersea

A RICS Homebuyer Report is the best choice when buying a property made of conventional building materials such as tile and brick, in reasonable order and build after 1900.

  • Property suitable for a Building Survey

    Building Survey in Battersea

A RICS Building Survey (which used to be called a Full Structural Survey in Battersea) will also be conducted by a RICS chartered surveyor and is more comprehensive. Opt for this for unconventional , for example wood frame houses.

  • Surveyor carrying out a Property Valuation

This is an independent valuation . This is often chosen by cash purchasers or someone requiring a formal valuation e.g. for probate.

HomeBuyer Report

Should we select a HomeBuyer Report, Building Survey or Full Structural Survey for a house in Battersea and which one is the cheapest?

The Full Structural Survey has a new name called a Building Survey but is effectively the same level of survey.

If the Battersea property is an apartment, or is a period property, or has been structurally modified, or is built of unusual materials, RICS recommend a cheaper HomeBuyer Report.

If you are planning to do any major works, RICS advise you opt for a Building Survey. This option is not as cheap however it does give you a thorough analysis of the Battersea property's condition in addition to information on defects as well as maintenance options .

Damage caused by high rainfall

How will we know what impact could wet weather have on our new house? Where there is necessary work, what should we do?

I find it odd that the impact heavy rain can have on properties is rarely considered properly. For example, leaves or other vegetation causing a blockage suggest that the downspouts are at risk. This can lead to rotten roof timbers.

The good news is that problems with drains are usually easy to resolve, unless they are not cared for. The damage will steadily get harder to remedy, so do not be tempted to ignore the signs.

Traditionally built property

I am purchasing a cottage. Will the age of the house be an issue?

Some buyers would like to own a home with character, such as a Tudor home. Older construction methods and materials, however, can concern buyers. Structures built with traditional or "vernacular" techniques can be unexpectedly hard to maintain. It is often the case that specialist knowledge is necessary. Especially for listed buildings, Materials suitable for the work may be required. This may result in longer-term maintenance obligations. Mention this to your RICS surveyor for further advice.

Timber damage by insect larvae

A local warned us about an infestation on the street - Will a residential surveyor look into this?

Battersea purchasers should know that is not a requirement that a seller to disclose a vermin problem. An affected house may not always be easy to identify. As an example, the smell of ammonia in or behind cupboards may indicate mice, even if no droppings are found. Treatment for bug or other pest issues may include chemical treatment. The chartered surveyor may include notes on any signs of vermin or other pests in their report. It is, however, advisable that specific worries you may have be raised ASAP.
