Which Survey is the right choice for my planned property purchase ?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Bedfont

A RICS Homebuyer Report is the best choice when you are buying a home constructed from conventional building materials i.e. tile and brick, in reasonable repair and less than 100 years old.

  • Property suitable for a Building Survey

    Building Survey in Bedfont

The RICS Building Survey (previously called a Full Structural Survey in Bedfont) is also carried out by a RICS qualified surveyor and is more thorough. Opt for this for unconventional e.g. stone or older buildings.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Bedfont

This is an impartial valuation . It is usually chosen by mortgage free buyers or someone needing a formal valuation e.g. a dispute.

HomeBuyer Report

Is it best to choose a HomeBuyer Report, Building Survey or Full Structural Survey on a house in Bedfont and which would be the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey, although it is effectively the same comprehensive survey.

If the Bedfont property is an apartment, or is a period property, or has been structurally modified, or is built of unusual materials (e.g. timber frame), then RICS recommend a cheaper HomeBuyer Report.

If you intend to make any works or an extension, RICS advise you choose a Building Survey. This more detailed survey is less cheap but it will give you comprehensive details of the Bedfont property's state of repair as well as including more detailed advice on defects as well as maintenance options .

Subsidence resulting from soft clay soil

Is clay soil an issue in Bedfont? Will the Bedfont Home Buyers Survey consider this?

Clay soil can create several issues for property owners. Subsidence is a major concern, but there are others, including shrinking of clay soil. The composition of clay soil varies greatly, with some areas being more susceptible to clay soil subsidence than others, but the effects can be very similar. For example, widening cracks may be benign, or a clue prompting a more thorough investigation. There is a real benefit in booking a Bedfont surveyor to carry out your Home Buyers Survey, familiar with local soil composition, and who has witnessed

the effects first-hand. Additional strengthening or support of the structure's foundations may be required, including underpinning or piling.

Timber damage by insect larvae

There may be pests at the property we're buying, but we are not certain. Will a chartered surveyor look into this?

Questions regarding the infestation of a Bedfont building may not be raised during the conveyancing. Pests quite literally come in all shapes and sizes, and can be more difficult to treat than many buyers realise. Signs may not be obvious, for example, carpet beetle larvae, or 'woolly bears' may be recognised by distinctive round bite marks along seams of clothing. Able to survive months without food, there may initially be no obvious evidence of their presence. Remedies to pest problems can include use of insecticides. If you believe wasps, or any pest, may be present, request that your RICS surveyor pay close attention during the survey.

Gas flame

Does the surveyor look into the condition of the gas heaters?

A qualified surveyor will locate and visually examine the accessible parts of the gas system. This means things like whether the mains is connected for example, as well as gas affiliated gas fittings in the home e.g. prefabricated flues. The external fittings or housings won't actually be taken off. Of course, gas can be hazardous, should you have any concerns about gas fittings or if you smell gas, call a gas safe engineer.

The 1998 Gas Safety Regulations legally require landlords to conduct appliance and installation inspections every 12 months and punishments for failure to comply include heavy fines .
