HomeBuyer Report

Should I select a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Bexleyheath and which one would be cheaper?

The Full Structural Survey is now called a Building Survey but is basically the same the same survey.

If the Bexleyheath property is an apartment, or is 100 or more years old, or has been substantially modified, or is built of unusual materials, you should choose a cheaper HomeBuyer Report.

If you are thinking about whether to make significant alterations, RICS advise you select a Building Survey. This option is not as cheap, but it will offer a more detailed analysis of the Bexleyheath property's condition as well as including information on defects as well as maintenance options .

If in doubt why not obtain a Bexleyheath Homebuyers Survey Quote on our site or call us 0800 038 6667 to speak to one of our advisers.

Asbestos roof tiles

A friend's builder stated there is a concern of asbestos roof tiles affecting the property. What is asbestos, can it be handled easily and does the building survey look at this?

Asbestos is a noxious fibrous material. The 3 main types are Blue, Brown and White and they were commonly used in building materials including lagging. Its use is widespread, for example - as it has excellent heat resistance qualities and it may be found in insulation. Technically all forms are ultimately hazardous and can lead to lung cancer if inhaled over sustained periods. If found, care should be taken on no account to break asbestos and expert advice must be taken ASAP.

Surveyors cannot confirm the existence asbestos during a Bexleyheath building survey. Surveyors will report on possible asbestos and will advise accordingly.

Landfill site near home

What should we be concerned about when buying a property proximate to a rubbish tip

Sites used for landfill take many forms for example: hazardous refuse disposal. Understandably, no one wants to live near one (80% of people live under 2km away from one). Risks include methane gas generation. Potential health concerns like cancer have been associated to landfill sites .

Building Surveys and valuations in Bexleyheath will find structural problems resulting from the landfill. Your legal representative will conduct conveyancing searches of the Landmark database as well as Bexley Local Authority and give you the results of the search .

Subsidence resulting from soft clay soil

We are buying in Bexleyheath, and the home's foundations have been built on clay soil. Will my Bexleyheath Property Survey look into this?

Soil composition can have a great impact on a house. Specific issues include soil swelling. There may be little evidence of underlying defects. Some clay soils are prone to creep, if the top soil and property lie on a slope. Either as a result of erosion or extreme weather, in rare situations, the soil layer can shift without warning, as a landslide, resulting in the structural failure and collapse of the whole building! There is a real benefit in booking a Bexleyheath surveyor to carry out your Home Buyers Survey, familiar with local soil composition, and who has witnessed the effects first-hand. Additional strengthening or support of the structure's foundations may be required, including underpinning or piling.
