HomeBuyer Report

Is it best to go for a HomeBuyer Report, Full Structural Survey or Building Survey on a home in Blaby and which is cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey but is essentially the same.

If the Blaby property is a flat or maisonette, or is over 100 years old, or has been substantially modified, or is of non standard construction (i.e. not made of bricks), then RICS recommend a cheaper HomeBuyer Report.

If you are planning to do any major works, you should you go for a Building Survey. The Building Survey is less cheap, however it does provide you with an in-depth analysis of the Blaby property's condition in addition to an opinion on defects and maintenance options .

Subsidence resulting from soft clay soil

The home we plan to buy is built on clay soil. Will my Blaby Home Survey look into this, and what defects will be reported on?

Without due care and attention, foundations dug into clay soil can quickly suffer adverse affects. Subsidence is one obvious concern, but there are others, including sub-soil shrinkage. Buyers should be vigilant for signs of clay soil subsidence or heave, such as widening cracks. During the HomeBuyer Report or Building Survey, the effect that the soil make up could have on the property will be considered. The building foundations may need extra support in some cases. A surveyor can confirm if this is necessary, as it can be a lengthy process.

Asbestos roof tiles

The seller has mentioned that there could be asbestos boards around radiators concealed in the house. Why would there be asbestos and can it be handled easily?

Asbestos is a harmful fibrous material. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) may be in building materials e.g. fire blankets. Its use is widespread, for example - as it has good sound absorption qualities and it may be found in walls. Technically all forms are hazardous and might lead to lung cancer following prolonged exposure. Care should be taken if asbestos is discovered on no account to break it and expert advice must be taken ASAP.

Surveyors cannot confirm the existence asbestos on a survey. They will mention potential asbestos and will inform you of the options.

Damage caused by high rainfall

Is rain an issue in Blaby? Will the chartered surveyor report on this? If there are issues, will they be expensive to fix?

I find it odd that the effect which rain has on houses is not considered by buyers.

Signs that drainage systems are blocked include streaks of dirt down the outside of guttering. If you suspect a problem, consider asking the surveyor for more information.

Fortunately, this is quite easy to remedy. However, if the drains are not cared for, the resulting damage can lower the value of the property and become increasing harder to repair.
