HomeBuyer Report

Should I go for a HomeBuyer Report, Building Survey or Full Structural Survey for a home in Borth Y Gest and which one would be the cheapest?

The Full Structural Survey has been updated to a Building Survey but is basically the same the same survey.

If the Borth Y Gest property is a flat, or was built before 1900, or has been substantially modified, or is of non standard construction (i.e. not made of bricks), RICS advise a cheaper HomeBuyer Report.

If you are thinking about whether to carry out substantial modifications, RICS advise you choose a Building Survey instead. This option is less cheap however it does give a more detailed analysis of the Borth Y Gest property's state of repair and it includes an opinion on defects and maintenance options .

Wall cracks caused by subsidence

A local builder has said subsidence might be worth checking. How could this affect the property, and what subsidence issues does the Surveyor report on?

Subsidence is the movement of the foundations of a home which compromises its structural integrity. Most homes experience some minor cracking, especially new homes or recent extensions or major alterations. In the case of new builds, the builder should return to a new home after time has passed in order to make repairs.

Cracks to a hallway plasterwork are an obvious sign of subsidence, but they may entirely benign. Organic material in the sub-soil can also create issues. Peat is normally stable when sat below the water table, but if the soil dries out, this organic matter will begin to rot and become unstable. This causes the volume of soil to reduce so that foundations can crush the subsoil.

Learning the cause of any subsidence should be the first priority. The removal of trees may make the problem worse, however, so professional advice should be sought. Underpinning could be the only option in some cases, unfortunately. Underpinning is usually a last resort due to the cost and

inconvenience. Damaged but non-structural elements should be filled and re-weatherproofed. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.

Shocking Electrics

When we saw a sixties house we are interested to buy it looked like there could be corrosion of the wiring. will the Borth Y Gest surveyor advise on any faults with the electrics?

During a Borth Y Gest Home Buyers Survey a qualified surveyor will usually comment on the condition of the electrics if it looks like they are in a hazardous state of repair. A Chartered surveyor is expected to give detail on potential areas for concern such as verifying the state of repair of the fixed appliances e.g. water heaters or checking the condition of a representative sample of light fittings. Looking at any evidence of any recent PIR carried out by a suitably qualified electrician on the property being surveyed will be part of the survey in Borth Y Gest.

The Institute of Electrical Engineers (IEE) suggest a check to confirm whether an electrical installation is in a satisfactory condition be conducted every 10 years (5 if letting out).

Conservatory

In a Borth Y Gest HomeBuyer Report, what are common a green light rating defects for conservatory and porches?

Green (condition rating 1) is the best possible assessment, and confirms that this part of the Borth Y Gest house is in a good state. Elements of Section E marked as condition rating 1 may however still require regular maintenance. In some cases, an element covered under Section E may be marked as NI, or 'Not inspected'. Irrespective of standardised format of the report, your surveyor will provide a bespoke report, tailored to your particular concerns. Section E7 defects include those affect any porch or conservatory attached to the home. Building regulations and issues relating to correct planning approval are considered (e.g. is it a conservatory, an extension, or a 'sun room'?) will also be mentioned in the report. Cantilevered joist problems is an example of a Section E defect.
