  • House suitable for a HomeBuyer Report

    Homebuyer Report in Box

    The RICS Homebuyer Report should be selected when you are buying a home made of conventional building materials i.e. tile & brick, in reasonable order and built in the last 100 years.

  • Property suitable for a Building Survey

    Building Survey in Box

    A Building Survey (which used to be called a Full Structural Survey in Box) will also be carried out by a MRICS or FRICS chartered surveyor but is more detailed. Opt for this when buying a non standard property such as wood frame or older houses.

Should I get a HomeBuyer Report, Full Structural Survey or Building Survey for a property in Box and of the 3, which one is cheaper?

The Full Structural Survey is now called a Building Survey, however it is effectively the same survey.

If the Box property is a flat or maisonette, or is over 100 years old, or has been structurally modified, or is built of unusual materials (e.g. thatch roof), then RICS recommend the cheaper HomeBuyer Report.

If you are thinking about whether to do any substantial modifications, RICS advise you commission a Building Survey. This option is less cheap, but it will provide you with a thorough analysis of the Box property's state of repair and it includes advice on defects , repairs as well as maintenance options .

Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) are often building materials for example cooker insulation. Its use is widespread, for example - as it has characteristic heat resistance properties, it may be found in stove insulation for example. Technically all forms are hazardous and can lead to lung cancer or asbestosis following prolonged exposure. Care should be taken if asbestos is discovered not to displace the asbestos and expert advice should be sought urgently.

Surveyors cannot verify the presence of asbestos on a survey. They will report on the risk of asbestos and will suggest further investigation.
