HomeBuyer Report

Should I get a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Brading and which would be the cheapest?

The Full Structural Survey has a new name called a Building Survey but is basically the same the same.

If the Brading property is a flat, or is a period property, or has been extended, or is of non standard construction, RICS recommend the cheaper HomeBuyer Report.

If you intend to do any major works on the property, RICS advise you book a Building Survey. The Building Survey is less cheap, but it will give a thorough analysis of the Brading property's general condition as well as including information on defects and maintenance options .

Traditionally built property

I am buying a 19th Century converted cow-house in Brading. What impact will the residence's age have on upkeep?

For houses in Brading built before the 20th Century, age can concern buyers. Houses constructed with traditional methods can be a chore to maintain. It is often the case that specialist expertise is necessary. Materials suitable for the work may also need to be sourced, particularly in the case of Brading listed buildings.

Gas flame

Will a chartered surveyor go into detail on the safety of the gas mains supply?

A local surveyor will locate and visually inspect any easily accessible parts of the system. This will include gas (and oil heaters) at the building, as well as gas associated fixtures for example - balanced flues (where immediately extended from appliance/external element).. The Brading local surveyor won't actually remove any external fittings and he or she won't carry out any tests whatsoever on the system or appliances. Most people are aware that gas is potentially unsafe, should there be any worries about gas fittings, contact a gas safe engineer.

Brading based gas engineers include Hotwater Plumbing and heating of 1 The Paddock, Sandown, Isle Of Wight Tel. 07752770951 and W J Wetherick Plumbing & Heating of Jokadot, The Shute, Newchurch, Sandown, Isle Of Wight Tel. 01983866718.

Wall cracks caused by subsidence

We noticed that windows in the bathroom did not line up when we last viewed the property. Is this a major risk, and what subsidence issues does the Surveyor report on?

Subsidence is the movement of the foundations of a house which compromises its structural integrity. Most houses will experience cracking at some stage. Additionally, most homes are built with a variety of materials, each with a different shrinkage rate.

There are several frequently-occurring causes of subsidence. Collapsed water pipes can cause subsidence by washing away or loosening subsoil. This may be referred to as groundwater subsidence. Signs of potential subsidence include doors and windows that are more difficult to open.

Identifying the cause of subsidence is the first step to its solution. This need not be expensive.Though tree roots are often the cause, removal of this plant life may make the problem worse, so professional advice should be sought. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Maple, lime and horse chestnut trees should planted no closer than 20m to the property itself. Even with professional help, a definite diagnosis can take months.
