HomeBuyer Report

Should I have a HomeBuyer Report, Building Survey or Full Structural Survey on a house in Brent and which would be cheaper?

The Full Structural Survey has been renamed a Building Survey, although it is effectively the same level of survey.

If the Brent property is a flat or maisonette, or is an older property, or has been substantially modified, or is of non standard construction, then RICS recommend a cheaper HomeBuyer Report.

If you intend to do any alterations on the property, RICS recommend you go for a Building Survey. This more detailed survey is not as cheap but it does give comprehensive details of the Brent property's state of repair along with advice on defects as well as maintenance options .

Subsidence resulting from soft clay soil

We are buying a Brent property built in the late 40s, but it has clay foundations. Will the Brent HomeBuyer Report look into this?

There are a range of problems associated with clay soil. Subsidence is one obvious concern, but there are others, including shrinking of clay soil. The consequences may take years to be noticed, or could be felt suddenly. Some clay soils are prone to creep, if the top soil and property lie on a slope. Either as a result of erosion or extreme weather, in rare situations, the soil layer can shift without warning, as a landslide, resulting in the structural failure and collapse of the whole building! Taking precautions, such as checking that the downpipe drains correctly, can make long term maintenance easier, and keep repair costs manageable.

The building foundations may need extra support in some cases. A surveyor can confirm if this is necessary, as it can be a lengthy process.

Damage resulting from flooding

Will our Brent property surveyor consider signs of water damage, or if neighbouring property have been affected?

Contrary to popular opinion, the distance a Brent Brent home is from the nearest river or coast is not the only measure of flood risk; sensible owners and property buyers in Brent are right to consider precautions. A flood warning service, with regular updates, is operated by the Environment Agency. The survey report may also, where appropriate, advise appropriate repairs. The GroundSure Flood Report is one of several risk screening reports designed to provide an overview of whether a home in Brent lies within an area of potential or previous flood risk. Flooding issues will only be raised in Section J of a survey report if the house surveyor observes or has reason to suspect that the home in Brent is at risk.

Damage caused by high rainfall

Is it a good idea to look into drainage? Will the RICS surveyor in Brent report on this?

Rainfall is a fact of life in the UK, however, the effect which wet conditions has on buildings is ignored by home buyers. If you have only seen the house you are buying in dry weather, problems are unlikely to be visible. Signs that downspouts are at risk include streaks of dirt down the outside of guttering. Blocked rainwater goods can result in staining of wallpaper and damp.

These issues are, generally speaking, straightforward to resolve for a reasonable cost, unless they are not cleared out regularly. The damage will steadily get harder to remedy, so do not be tempted to ignore the signs.
