    Homebuyer Report in Brentwood

Should we select a Full Structural Survey, Building Survey or HomeBuyer Report on a property in Brentwood and which would be the cheapest?

The Full Structural Survey has been updated to a Building Survey, although it is essentially the same.

If the Brentwood property is a flat or maisonette, or is over 100 years old, or has been structurally altered, or is built of unusual materials (e.g. timber frame), RICS recommend the cheaper HomeBuyer Report.

When I was shown a property I am intending to purchase, I noticed that there was no RCD on the fuse board - does a Brentwood survey write anything on electrical defects?

As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.

What will the Property Surveyor take into account on a stucco Victorian period home in Brentwood which I am thinking of purchasing.

Stucco is actually just a form of solid render. Typically stucco render is layered over underlying brick that sets to a very smooth surface. The finish is highly beautiful and is was often applied to Victorian buildings. The composition is very like plaster and mortar in its constituency. It can contain lime (which makes it set harder) in it in addition to a wire under mesh. to help prevent cracks. Stucco is often prone to defect and Brentwood Homebuyer Reports can show issues which might include trapped water resulting in the render failing.
