HomeBuyer Report

Is it best to get a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Caddington and which would be cheaper?

The Full Structural Survey has a new name called a Building Survey and is basically the same the same survey.

If the Caddington property is a flat, or is 100 or more years old, or has been extended or modified, or is of non standard construction, you should choose a cheaper HomeBuyer Report.

If you are planning to do any an extension, RICS recommend you commission a Building Survey. This option is not as cheap, however it does offer an in-depth analysis of the Caddington property's condition and it includes information on defects and maintenance options .

Wall cracks caused by subsidence

We are purchasing a 1977-built flat in Caddington and saw evidence of that there is a 20mm crack above the windows in the bathroom. What are the risks, and what subsidence-related defects will my Building Survey consider?

Subsidence is movement in a home's foundations. In most situations, subsidence can be put right quite easily.

Soil on sloping ground is not as stable as that flat ground and may become unstable and start to slip downhill. Signs of potential subsidence include new or growing cracks in exterior brickwork.

Restoration work cannot begin until the original source of the movement is found. Any further movement, or

risk of movement, must be halted. Underpinning could be the only option in some cases, unfortunately. Underpinning is usually a last resort due to the cost and inconvenience. Damaged but non-structural elements should be filled and re-weatherproofed. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.

Damage caused by high rainfall

How will we know what impact should heavy rainfall have on our new Caddington building? And could it affect the property value?

Rainfall is a fact of life in the UK, however, the impact wet conditions can have on houses is usually overlooked. If you have only visited the home in warm weather, problems are unlikely to be visible. Signs that drainage systems are blocked include damp stains around drainage, and may lead to rotten roof timbers. Whether buying in Caddington or elsewhere, difficult drainage systems do not necessarily mean that you need to pull out. Such matters are often simple to resolve.

House Prices

I am going to purchase a property in Caddington. What things will a surveyor allow for when carrying out a RICS valuation ?

There are many factors that might affect the price of property ranging from noise to defects in the lease. .

An impartial way for you to get an accurate house valued is to get a Homebuyer Report which includes a Property Valuation Report (PVR) as a core component. A qualified surveyor will be part of the Valuer Registration Scheme (mandatory since 30 April 2011).

The qualified surveyor will go to the property in addition to considering the long list of area influences that might affect values.
