Should I get a HomeBuyer Report, Full Structural Survey or Building Survey for a property in Cheam and which would be the cheapest?

If the Cheam property is an apartment, or was built before 1900, or has been extended or modified, or is of non standard construction (i.e. not made of bricks), RICS advise the cheaper HomeBuyer Report.

Sites used for landfill take many forms for example: inert waste disposal. No one ideally wants to live near one (4/5 people live near one). Risks include complex organic chemicals. Health problems such as gut problems have been associated to landfill sites .

Cheam RICS surveyors will flag up any structural problems linked to the landfill. Your solicitor will carry out conveyancing searches of the Landmark database and Sutton Local Authority and inform you if the search uncovers a local landfill site .

Wall cracks caused by subsidence

We are planning to buy a 1967-built flat in Cheam and spotted that there is a 28mm crack above the windows in the dining room. What are the risks, and what subsidence-related matters will the Property Surveyor review?

Movement of the foundations of a house is called subsidence. Many homes in Cheam are constructed from a range of materials, each with a different shrinkage rate.

New cracks wider than 3mm to the outside walls, or the widening of existing cracks, may indicate subsidence. Signs of potential subsidence include rippling wallpaper that isn't caused by dampness.

The root cause of any subsidence must be found before repairs can commence. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Place pine, birch and cherry trees, for example, at least 10m away. Underpinning could be the only option in some cases, unfortunately. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. A surveyor will be able to recommend who to speak to about the best course of action, to remedy both the causes of the subsidence and the resulting damage to the property itself.
