Which Building Survey is the right choice?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Cheddar

The RICS Homebuyer Report should be chosen if buying a home made of standard materials i.e. brick & tile, not dilapidated and less than 100 years old.

  • Property suitable for a Building Survey

    Building Survey in Cheddar

The Building Survey (once known as a Full Structural Survey in Cheddar) will also be conducted by a RICS qualified surveyor but is more comprehensive. Choose this for non standard property such as wood frame properties.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Cheddar

This is an impartial valuation . This is typically chosen by cash buyers or someone needing a formal valuation e.g. matrimonial dispute.

HomeBuyer Report

Should we have a HomeBuyer Report, Building Survey or Full Structural Survey on a property in Cheddar and which one is the cheapest?

The Full Structural Survey has changed its name to a Building Survey, however it is effectively the same level of survey.

If the Cheddar property is a flat or maisonette, or is a period property, or has been substantially modified, or is of non standard construction, RICS advise the cheaper HomeBuyer Report.

If you intend to do any works or an extension, RICS recommend you select a Building Survey. This survey is not as cheap however it will give exhaustive analysis of the Cheddar property's state of repair as well as information on defects and maintenance options .

Traditionally built property

We are buying a 19th Century barn conversion. What consequences will the house's construction have on regular maintenance?

A building's age can worry purchasers. Houses showcasing traditional methods can be challenging to repair. It is often the case that expert knowledge is necessary. Traditional materials may also need to be sourced. This can mean that it is all the more vital that you get a building survey prior to exchanging. If you have doubts, speak to the Cheddar surveyor for more detail. Constructed in the 14th century, Hannam Manor in Cheddar is a good example of a Medieval hall and cross-wing house.

Substandard guttering

On a HomeBuyer Report carried out in Cheddar, can you give some examples of Condition rating 2 defects impacting rainwater pipes and gutters?

Defects which need some attention are rated 'amber' or condition rating 2, but they are not considered to be urgent or serious. They may also require frequent upkeep. Some areas may be marked as 'Not inspected'. The HomeBuyer Report has a standard format, which the surveyor will complete according to the nuances of the particular home, omitting sections as necessary.

One example would be where roof drains are not located at the roof's lowest points. External areas covered by E3 are inspected visually, where access is possible. This section does not include any defects in a combined system.

Damage resulting from flooding

We're purchasing in Cheddar. Is there a flood risk, and will the residential surveyor search for flooding damage, or if neighbour's houses have been affected?

The Law Society estimate that 2.2m houses are in danger of flooding, and home buyers and owners are understandably concerned. It is easily possible to assess whether a house is susceptible to flooding via any of a number of routes.

Flooding can increase the likelihood of water entering a house in Cheddar, such as via loose patio doors. An awareness of characteristics of the Cheddar area likely to affect the house in Cheddar also enables the residential surveyor to advise flooding may be a risk, the data used to compile third-party flood assessments also takes into account flood defences and historic claims.
