Which Building Survey is the right choice?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Cheddar

The RICS Homebuyer Report should be chosen if buying a home made of standard materials i.e. brick & tile, not dilapidated and less than 100 years old.

  • Property suitable for a Building Survey

    Building Survey in Cheddar

The Building Survey (once known as a Full Structural Survey in Cheddar) will also be conducted by a RICS qualified surveyor but is more comprehensive. Choose this for non standard property such as wood frame properties.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Cheddar

This is an impartial valuation . This is typically chosen by cash buyers or someone needing a formal valuation e.g. matrimonial dispute.

HomeBuyer Report

Should we have a HomeBuyer Report, Building Survey or Full Structural Survey on a property in Cheddar and which one is the cheapest?

The Full Structural Survey has changed its name to a Building Survey, however it is effectively the same level of survey.

If the Cheddar property is a flat or maisonette, or is a period property, or has been substantially modified, or is of non standard construction, RICS advise the cheaper HomeBuyer Report.

If you intend to do any works or an extension, RICS recommend you select a Building Survey. This survey is not as cheap however it will give exhaustive analysis of the Cheddar property's state of repair as well as information on defects and maintenance options .

House Prices

We are intend to be buying a flat in the centre of Cheddar (BS27). The vendor is asking £108, 900. What things does a surveyor consider when estimating house prices in Cheddar ?

Any number of issues which could positively or negatively affect house prices like the amount of ground rent or the height of ceilings. It can help to compare with values achieved in the nearby area for similar flats. The average flat price recorded between Jul and Oct 2012 was £90, 000, which is £18, 900 less than the selling price. The combined house/flat average was £223, 665. 93, Hythe Wood, Cheddar, Sedgemoor, Somerset, BS27 3FH a new build leasehold flat sold for £90, 000 .

The only way to get a formal house valuation is to commission a Homebuyer Report which includes a professional valuation by default. A surveyor will be part of the Valuer Registration Scheme, which reinforces professional standards.

Shocking Electrics

When we viewed the thirties house we are interested to move into, it appeared that there is deterioration in the wiring and RCD unit; will a Homebuyer Report in Cheddar advise on any faults with the electrics?

When performing a Cheddar Home Buyers Survey a surveyor will remark on the overall electrical system if it is suspected that the electrics are in a less than satisfactory state. A Chartered surveyor should also focus on potential areas for concern such as reporting on the state of the visible wiring. A check for the documentation from any recent PIR carried out by a suitably qualified electrician should form part of the survey.

Asbestos roof tiles

The seller has mentioned there is flaky white asbestos wall panelling present in the flat. What is asbestos and what are the remedial options?

Asbestos is a carcinogenic fibrous material. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) are often building materials e.g. acoustic ceilings. Its use is widespread, for example - as it has very good fire retarding qualities and it may be found in patching compounds.

All forms including white are hazardous and might lead to lung cancer if inhaled over sustained periods. Finding asbestos does not necessarily constitute a risk to health.

Care should be taken if asbestos is discovered not to remove the asbestos and professional advice should be sought immediately. On no account try to remove it yourself. Surveyors will not confirm the existence asbestos on a survey. Your surveyor will report on suspected asbestos during the survey and should inform you of the options.
