HomeBuyer Report

Is it best to get a Full Structural Survey, Building Survey or HomeBuyer Report for a property in Chelsea and which is the cheapest?

The Full Structural Survey is now called a Building Survey and is essentially the same level of survey.

If the Chelsea property is an apartment, or was built before 1900, or has been extended or modified, or is built of unusual materials (e.g. timber frame), RICS recommend the cheaper HomeBuyer Report.

If you are thinking about whether to do any major works, you should you opt for a Building Survey. This survey is not as cheap as a HomeBuyer Report but it does give a more detailed analysis of the Chelsea property's state of repair in addition to more detailed advice on defects as well as maintenance options .

Damage caused by high rainfall

Do I need to consider downspouts? Also, where there [var10], what should we do?

Climate change is regularly in the news. However rainfall and the effect it can have on a structure are not considered. If you have investigated the property you intend to purchase in dry conditions, obvious defects may be harder to find. Signs that downspouts are blocked include a waterlogged garden. Poor drainage can lead to rising damp.

In most cases, this is quite easy to resolve, if maintenance is taken seriously. If disregarded, however, the damage will impact both the home's value, and the residents' enjoyment of the property.

Building Surveys on houses

Do I need to commission the full structural survey if purchasing a converted sixties cottage near Chelsea over a HomeBuyer Report?

Often and incorrectly referred to as a Structural Survey by many, this survey is now defunct and has actually been given a new name by RICS and the correct name is now the Building Survey. A HomeBuyer Report has enough detail for a post fifties unmodified house assembled from standard building materials i.e. brick and tile. The Building Survey would be the most appropriate survey to go for the house described. Approximately 3 days after a thorough survey of the accessible parts, a non prescribed format of report will be emailed (pdf format) and posted to the prospective buyer detailing in depth and relevant insight on the construction materials used on the building.

There are certain limitations with the survey because a surveyor wont be able to force or open up the fabric of the Chelsea property e.g. removing secured hatches.

Damage resulting from flooding

We think this property is located near a stream. Is there a major flood risk? Would our Chelsea surveyor check for signs of water damage?

Unfortunately, distance from water or height above sea level is no guarantee that a house in Chelsea will be secure against water damage caused by flooding, and buyers and owners are understandably concerned. It is strongly recommended that action is taken, before flood damage occurs. In addition, the property survey may advise on urgent repairs.Familiarity with characteristics of the local area likely to affect residential property enables the RICS surveyor to surmise flooding may be a risk, even if the property has not itself flooded before. The RICS surveyor will usually recommend that the buyers seek legal advice on any related information mentioned in the report.

In the region of Chelsea, the River Thames riverside from the Thames Barrier to Putney Bridge status at 07:25 on 18 Dec 2012 was 'No warnings' (source: Environment Agency).
