HomeBuyer Report

Should I opt for a HomeBuyer Report, Full Structural Survey or Building Survey on a home in Chigwell and which is the cheapest?

The Full Structural Survey is now called a Building Survey, however it is basically the same the same.

If the Chigwell property is an apartment, or is a period property, or has been extended or modified, or is built of unusual materials (e.g. steel and glass), you should go for the cheaper HomeBuyer Report.

If you intend to do any major works, RICS recommend you go for a Building Survey instead. This option is less cheap however it will offer comprehensive details of the Chigwell property's general condition along with an opinion on defects and maintenance options .

If in doubt get a Chigwell Survey Quote on our site or call us 0800 038 6667 to speak to our survey team.

Damage caused by high rainfall

What effect may wet weather have on a home? Will the property surveyor report on this?

The impact of climate change is widely reported, yet this issue is not given more thought by purchasers. One indication that rainwater goods are damaged is rusted iron elements.

The good news is that this is generally easy to remedy. If not cleared out regularly, however, the damage can be very costly and time-consuming to remedy.

Stone block wall damage

We are purchasing an 1830s house with stone walls. Are there specific problems to bear in mind, and what will the survey reveal?

From Stanton Moor Sandstone to Red St.Bees Sandstone, there are many types of stone used in the construction of homes in this country. The problems which can plague poorly maintained stone vary considerably. Irregular stone walls are not uncommon to houses, but dressed (cut) stone may also be used in door construction. Ashlar courses are often used to finish more irregular stone walls, with mortared rubble or brick hidden behind. This can give rise to maintenance issues if either element of the wall has been treated with a non-breathable material. These walls will need frequent upkeep.

Ask you surveyor for details, but the report may specify using traditional techniques when making repairs to the fabric of older buildings.

External brick wall issue identified during property survey

We are buying in Chigwell and are looking for residences built from rat-trap bond walls. What input does a surveyor in Chigwell give? Will it make a difference if render is applied?

Brick-walled converted property in Chigwell can be affected by considerable issues, such as crypto-florescence. A serious concern is extensive damp where water has been drawn in through or between poorly fitted brickwork. Martin & Grady may be able to give a quote for any maintenance work. Contact them at 020 8405 6293 or 61 The Woodfields, South Croydon, CR2 0HJ.

Buyers in Chigwell should consider that a great deal of variety have been a feature of house construction in this country for 100s of years. For example, English bond, featuring alternating rows of long and short faces of bricks. If the surveyor does raise concerns about a brick wall defect or structural issue, it may be wise to speak to a builder before completion to assess the extent and cost of the work.
