Need a Property Survey ? Which one should you opt for?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Cirencester

A RICS Homebuyer Report should be selected if you are purchasing a property constructed from conventional materials such as brick & tile, in reasonable order and not over 100 years in age.

  • Property suitable for a Building Survey

    Building Survey in Cirencester

A Building Survey (which used to be called a Full Structural Survey in Cirencester) is also conducted by a RICS accredited surveyor and is more exhaustive. Choose this option when buying a non standard e.g. cellared houses.

  • Surveyor carrying out a Property Valuation

HomeBuyer Report

Is it best to book a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Cirencester and which one is the cheapest?

The Full Structural Survey has been updated to a Building Survey, however it is essentially the same comprehensive survey.

If the Cirencester property is a flat, or is an older property, or has been extended or modified, or is of non standard construction, then RICS recommend a cheaper HomeBuyer Report.

If you are thinking about whether to do any alterations on the property, RICS recommend you opt for a Building Survey. This survey is not as cheap as a HomeBuyer Report but it does offer a more detailed analysis of the Cirencester property's general condition as well as an opinion on defects as well as maintenance options .

Chimney stacks

On the HomeBuyer Report what impact can a Condition Rating 1 have on 'E1 - Chimney stacks' ?

Elements of the property covered by this section are reviewed by eye from ground level where appropriate. An apartment may not need such an inspection. A chimney which is too short, and therefore unsafe is an example of this. The format of the RICS HomeBuyer Report is clear and easy to read, with a minimum of technical jargon. Red, amber and green ratings give buyers in Cirencester indicate how concerning each aspect of the report is. Elements of the Cirencester property which the surveyor has determined to be in a good state of repair are awarded a condition rating of 1, but regular upkeep may still be required. In some cases, an element covered under Section E may be marked

as NI, or 'Not inspected'. Where the surveyor is unable to gain access to some areas, e.g. the roof of a block of flats, these aspects of the report will not be completed.

Damage caused by high rainfall

What effect will rain have on a Cirencester home? Will the chartered surveyor report on this? Also, where there [var10], what should we do?

As a frequent surveyor of property in the area, I find it strange that this issue is often overlooked by home buyers. If you have only visited the property on a clear day, problems are unlikely to be visible.

Signs that drainage systems are blocked include rusted iron elements, and may lead to staining of wallpaper and damp. Whether buying in Cirencester or elsewhere, difficult drainage systems do not necessarily mean that you need to pull out. Such matters are often simple to resolve for a reasonable cost.

Damaged Render

What sort of thing will your Surveyor take into account on a stucco house in Cirencester that I intend to purchase.

Stucco is in fact a form of render. Commonly stucco is layered over red brick hardens to an attractive smooth appearance that resembles stone. The effect is highly appealing and was found on Victorian and Regency properties. Sometimes it can contain lime (which makes it set harder) in it in addition to a wire under mesh. to help prevent cracks. it can be problematic and Cirencester surveyors commonly reveal issues which might include trapped moisture leading to the surface falling away.

Another example of problems associated with stucco may include sulphate attack from sulphates absorbed from brickwork. Remedying problems can be difficult and costly as the skills are becoming rarer.
