Which Home Survey should you choose?

  • House suitable for a HomeBuyer Report

  • Property suitable for a Building Survey

Building Survey in City Of London

The Building Survey (often referred to as a Full Structural Survey in City Of London) will also be carried out by a MRICS/FRICS chartered surveyor but is more thorough. Opt for this for non standard , for example a thatched roof property.

This is an independent valuation of the property. It is chosen by mortgage free buyers or anyone needing a formal valuation e.g. matrimonial dispute.

HomeBuyer Report

Is it best to get a HomeBuyer Report, Building Survey or Full Structural Survey for a house in City Of London and which would be the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey and is effectively the same level of survey.

If the City Of London property is a flat, or is a period property, or has been structurally altered, or is of non standard construction (i.e. not made of bricks), RICS advise the cheaper HomeBuyer Report.

If you intend to do any significant alterations, RICS advise you select a Building Survey. The Building Survey is not as cheap, but it does give you an in-depth analysis of the City Of London property's condition along with advice on structural defects and maintenance options .

If in doubt you can get a City Of London Homebuyers Survey Quote on our site or call us 0800 038 6667 to speak to our survey team.

House Prices

I am planning to buy a house in City Of London. What will a City Of London qualified RICS surveyor allow for when conducting a property valuation report ?

Any number of issues that might affect the price of property ranging from whether work needs to be to the property to the standard of the bathroom/s. .

The most suitable way to get an accurate and professional house valuation is to commission a Homebuyer Report which includes a professional valuation as an inclusive part. A surveyor will be accredited under the Valuer Registration Scheme (mandatory since 30 April 2011).

Window frame

On a HomeBuyer Report carried out in City Of London what does a Condition Rating 1 mean for 'E5 - Windows' ?

Where practicable, all windows are to be opened and closed, but not forced open, and vulnerable areas closely examined. The surveyor should make notes and advise the client whether it is possible to operate the window transoms/openings satisfactorily. A loose fitting sash window is one defect applicable to this section. The home buyer report is intended to be easy to read and understand, unlike less prescriptive surveys. These may offer more complex detail, but they are also less useful for property purchasers deciding whether or not to purchase a City Of London property. Colour coded ratings are used to communicate to what extent any problems or notable points may negatively impact the property. Aspects of the property in good or excellent condition are marked as 'green' with a condition rating of 1, but maintenance may still be necessary. Not inspected' is used to indicate those subsections of Section E which do not apply to the residence. Where the surveyor is unable to gain access to some areas, e.g. the roof of a block of flats, these aspects of the report will not be completed.

Roof defects identified during a survey

The seller said that the had been a problem with poor insulation - What aspects of the roof will be looked into for the survey?

Questions like this are often asked of chartered surveyors by property purchasers who are aware that property will suffer roofing problems. From slates to valley gutters, the whole roof will be considered. The chartered surveyors could suggest that some of the faults must be dealt with immediately.

Repairs can be the cause of serious accidents, which is why modern contractors refuse to work without scaffolding. It may be advisable to source an estimate for any work prior to exchange. However, buyers should endeavour to compare a number of quotes to find the best deal.
