Which Home Survey should you select?

A Homebuyer Report should be selected if you are purchasing a property constructed from standard building materials i.e. brick & tile, in reasonable repair and built in the last 100 years.

  • Property suitable for a Building Survey

A Building Survey (often referred to as a Full Structural Survey in Cornwall) will also be conducted by a MRICS/FRICS chartered surveyor and is more thorough. Opt for this when buying a non standard property such as thatched homes.

This is an independent valuation . It is usually chosen by mortgage free purchasers or anyone needing a formal valuation e.g. a dispute.

HomeBuyer Report

Is it best to opt for a HomeBuyer Report, Full Structural Survey or Building Survey on a house in Cornwall and which would be cheaper?

The Full Structural Survey has been renamed a Building Survey but is basically the same the same level of survey.

If the Cornwall property is an apartment, or is over 100 years old, or has been extended or modified, or is of non standard construction, RICS advise a cheaper HomeBuyer Report.

If you intend to do any major works, RICS recommend you opt for a Building Survey. This survey is not as cheap, but it does provide you with exhaustive analysis of the Cornwall property's condition in addition to advice on defects as well as maintenance options .

Damage resulting from flooding

What's the danger of flooding in Cornwall. Can a home buyers survey check possible water damage?

Flooding has blighted the lives of thousands of property owners in Cornwall and across the country, and property buyers cannot know that insurance against flooding will continue to be available. A surveyor has a number of options to assess whether a property is vulnerable.

Flooding can increase the likelihood of water entering a property, such as via incorrectly fitted window frames. An awareness of characteristics of the Cornwall area likely to affect the property also enables the property surveyor to advise flooding may be a risk. The Environment Agency also publish details of previous flood warnings.

Damage caused by high rainfall

How will we know what effect should heavy rain have on our new house?

Climate change is regularly in the news. However damp weather and the effect it can have on Cornwall buildings are not given more thought. If you have only seen the house in dry conditions, issues may have been hidden. Signs that gutters are blocked include "gushing" gutters. Whether buying in Cornwall or elsewhere, difficult gutters does not necessarily mean that you need to pull out. Such matters are often simple to fix, unless they are poorly maintained. The damage will steadily get harder to remedy, so do not be tempted to ignore the signs.

Asbestos roof tiles

The estate agent stated traces of blue asbestos may be lurking boiler cupboard at the property. Which types of asbestos are a concern and can it be removed?

Property constructed before the mid eighties will contain some asbestos based materials. Asbestos is a dangerous silicate material. Some types were commonly found in the building materials such as boiler cupboard. Its use is widespread, for example - as it has very good heat resistance qualities and it may be found in boards around windows. Most of it was sourced from South Africa.

All forms are ultimately carcinogenic and can lead to lung cancer or asbestosis if inhaled over sustained periods. In fact inhaling a single fibre is not deadly.

If discovered, one must be careful on no account to damage it and professional advice must be taken urgently. Removing it asbestos is dear and must always be completed by professionals.

Surveyors do not verify the presence of asbestos on a survey. However they will mention suspected asbestos and should inform you of the options.
