Looking for a Home Buyers Survey? Which one should you opt for?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Cuffley

A Homebuyer Report should be selected if planning to purchase a home constructed from standard building materials i.e. tile & brick, in reasonable repair and less than 100 years old.

  • Property suitable for a Building Survey

    Building Survey in Cuffley

A RICS Building Survey (once known as a Full Structural Survey in Cuffley) is also carried out by a MRICS/FRICS qualified surveyor but is more thorough. Opt for this when buying a non standard , for example wood frame or older homes.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Cuffley

This is an impartial valuation . It is typically chosen by cash purchasers or someone needing a formal valuation e.g. matrimonial dispute.

HomeBuyer Report

Is it best to select a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Cuffley and which would be cheaper?

The Full Structural Survey has been updated to a Building Survey, although it is basically the same the same survey.

If the Cuffley property is a flat or maisonette, or is over 100 years old, or has been extended or modified, or is of non standard construction, you should choose a cheaper HomeBuyer Report.

If you are thinking about whether to do any alterations, RICS advise you select a Building Survey. This more detailed survey is less cheap, but it does give you a thorough analysis of the Cuffley property's state of repair as well as information on defects and maintenance options .

RICS Homebuyer Report valuation

Should I get a separate valuation and reinstatement cost estimate (including costs for reconstructing a garage)

The Homebuyer Report contains an independent valuation and a rebuilding cost as a standard part of the survey. To work out the market value your independent surveyor should use experience of property in Cuffley and other considerations about the property e.g. square metres The valuer will also consider materials used and use key assumptions such as no significant problems.

A Building survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out. The surveyor also assumes that there is an absence of any costly legal issues such as the possibility of legal enquiries revealing legal issue that might affect value. Advice should be sought from your conveyancer.

Additional local area conjectures, like the access roads not being in private control, are made in addition to Cuffley environmental issues like local mining issues, also being considered.

Wall cracks caused by subsidence

I have been told that subsidence in Cuffley has been worth checking. Is this a urgent risk, and what subsidence issues does the Property Surveyor report on?

Movement of a house on a structural level is called subsidence. However, subsidence should be distinguished from the normal settlement of a home. In contrast to subsidence, $heave$ can occur when a tree has been removed water can collect in the ground, which causes the soil to swell, forcing the foundations above upwards, and can be as destructive as subsidence.

Collapsed drains, including mains drains, can cause subsidence by washing away or loosening subsoil. This is an example of groundwater subsidence. Organic material in the sub-soil can also create issues. A high water table will ensure that organic materials in the soil, such as peat, do not decompose but if the soil dries out, this organic matter will decompose. This causes the subsoil to be compacted as its volume is reduced, by the sheer weight and pressure of the building above. Finding the cause of any subsidence is key. It is vital to arrest any further movement, or risk of movement. In serious cases, underpinning may be required. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.

Damage caused by high rainfall

How will we know what effect can rain have on our new building in Cuffley?

Rainfall is a fact of life in the UK, however, this issue is rarely paid due attention by property buyers. If you have visited the property in on a sunny day, problems are unlikely to be visible. Blocked rainwater goods can result in a damp or flooded cellar.

That is not to say that drainage problems should cause you to reconsider a purchase. They are usually a simple matter to fix, and is also relatively inexpensive. If not unblocked on a regular basis, the resulting damage can lower the value of the property and will get increasingly difficult to successfully resolve.
