HomeBuyer Report

Is it best to book a HomeBuyer Report, Building Survey or Full Structural Survey for a home in Deal and which one would be cheaper?

The Full Structural Survey has changed its name to a Building Survey, although it is essentially the same.

If the Deal property is a flat or maisonette, or is over 100 years old, or has been structurally altered, or is of non standard construction (i.e. not brick and tile), RICS advise the cheaper HomeBuyer Report.

If you intend to carry out significant alterations, RICS recommend you select a Building Survey. The Building Survey is not as cheap but it will give comprehensive details of the Deal property's general condition as well as including advice on defects and maintenance options .

Shocking Electrics

When I saw a property I am interested to acquire it appeared that there is deterioration in the wiring and RCD unit; will a Homebuyer Report in Deal report on the electrics?

When preparing a Home Survey in Deal the RICS surveyor should make a note on the electrics if it looks like they are in an unsafe state. The RICS surveyor will also issues like checking the category of electrical fittings in bathrooms or verifying the condition of any visible wiring a representative sample of the range of light fittings and switch gear.

Verifying the existence of any documentation from any recent PIR conducted by a suitably qualified electrician on the building should form part of the survey in Deal.

The Institute of Electrical Engineers (IEE) advocate that a periodic test need be completed at least every 10 years (or every 5 if renting out).

Roof defects identified during a survey

Another resident of the building warned us that access to the loft could be difficult to arrange, and we are sensitive to the cost of roof repairs. What should we investigate during the survey?

Homes in the area in otherwise fine condition could unfortunately be experiencing roofing woes. From wind braces to purlins, the roof structure as a whole must be reviewed, and where the matter is serious, it should be rectified promptly.

Costly quotes for roofing jobs (such as wholesale replacement) may have scared off some homeowners from carrying out necessary work. In extreme cases, this may be the reason for the sale, so buyers must be vigilant and employ the services of a qualified surveyor before the exchange of contracts. A Deal builder can provide an estimate. Call Southern Roofing of 49 The Strand, Walmer, Deal, CT14 7DX on 01304 360555 for a quote.

RICS Homebuyer Report valuation

Does a Building survey in Deal include a valuation and an estimate of rebuild costs for insurance purposes (including additional costs such as professional fees e.g legal fees) and how does the surveyor work it out?

A Homebuyer Report on a Deal property will contain a (registered valuer) surveyor valuation and a rebuilding cost. To work out the market value your surveyor will call upon local Deal market factors and other factors relating to the property for instance: style of architecture Surveyors also evaluate materials used and make certain other assumptions like there are no hazardous materials. A Building survey does not include a valuation as standard. However we can add a valuation for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Further Deal assumptions, for example services, are made in addition to any environmental concerns like Deal planning proposals (e.g flight path), which will also be factored in.
