Should I choose a Full Structural Survey, Building Survey or HomeBuyer Report on a house in Delabole and which is the cheapest?

The Full Structural Survey has a new name called a Building Survey, although it is effectively the same survey.

If the Delabole property is an apartment, or is an older property, or has been extended, or is built of unusual materials (e.g. timber frame), you should go for the cheaper HomeBuyer Report.

If you are planning to make any works or an extension on the Delabole property, RICS recommend you choose a Building Survey instead. The Building Survey is less cheap, but it does provide you with a more detailed analysis of the Delabole property's condition as well as an opinion on defects , general repairs and maintenance options .

Should I get a separate valuation and reinstatement cost estimate (including costs for reconstructing a boundary wall)

The Homebuyer Report contains an impartial valuation and a reinstatement (rebuilding) cost estimate included in the cost of the survey. When calculating an accurate value estimate your chartered surveyor will factor in depth understanding of the Delabole market and other factors about the property for instance: accommodation The surveyor will also consider construction methods and will draw upon key assumptions e.g. there being no serious defects.

A Building Survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee. Please call for information. Alternatively a Property Valuation Report (PVR) can be carried out. The valuation also assumes that there is an absence of any impossible to rectify legal issues such as the tenure being as indicated (e.g commonhold). Advice should be sought from your solicitor.

Wall cracks caused by subsidence

We noticed cracks down the gable wall, is this subsidence? What subsidence-related matters will the Property Surveyor look into?

Movement of a home on a structural level is called subsidence. However, there is a difference between settlement and subsidence. Additionally, most homes in Delabole are constructed from a range of materials, each of which will contract at a varying rates.

Non-structural cracks not caused by subsidence can be repaired with filler. Inside, keep an eye out for new cracks in the plaster, and 'rippling' in wallpaper that isn't caused by damp.

Asbestos roof tiles

A builder friend noted there is concern white asbestos ceiling material in existence at the flat. Is this a major concern?

Asbestos is a potentially deadly material formed from metamorphic rocks. Some types were commonly found in the building materials such as shed roofs. Its use is widespread, for example - as it has a range of useful characteristic resistance to chemical damage qualities and it may be found in soil vent pipes for example.

All forms including white ( Chrysotile) are deadly and can lead to lung cancer following prolonged exposure.

If found, care should be taken on no account to move it and expert advice should be sought immediately. You should not endeavour to get rid of it yourself. Surveyors cannot confirm the existence asbestos on a survey. Your surveyor will mention suspected asbestos and should suggest experts are consulted.
