HomeBuyer Report

Is it best to opt for a Full Structural Survey, Building Survey or HomeBuyer Report on a house in East London and which would be cheaper?

The Full Structural Survey is now called a Building Survey and is essentially the same level of survey.

If the East London property is a flat, or is over 100 years old, or has been structurally altered, or is of non standard construction (i.e. not brick and tile), RICS recommend the cheaper HomeBuyer Report.

If you are thinking about whether to make any works or an extension, it would be better that you commission a Building Survey. This option is less cheap, however it does give an in-depth analysis of the East London property's general condition as well as including advice on structural defects as well as maintenance options .

Asbestos roof tiles

I suspect said there is a possibility of a white asbestos toilet cistern at the property. What is asbestos, can it be removed and does the home survey inspect it?

Buildings constructed prior to the 80's will most likely contain any number of asbestos based materials. Asbestos is a deleterious fibrous material. Some types were commonly found in the building materials including soffit boards. Its use is widespread, for example - as it has very good heat resistance qualities and it may be found in duct connectors. Most of it was sourced from the US. Technically all forms are dangerous and can lead to lung cancer if inhaled over sustained periods. In fact breathing in a single fibre is not deadly.

If discovered, one must be careful on no account to move asbestos and expert advice should be sought without delay. Getting rid of it can be costly but absolutely

must be conducted by trained experts. Surveyors cannot tell you whether there is asbestos on a survey. Your East London surveyor should mention possible asbestos and will suggest further investigation.

Traditionally built property

We are purchasing a 18th Century converted barn. Will the building's age be a concern?

For houses in East London built before the 20th Century, age can worry purchasers, and Homes showcasing traditional methods can be expensive to maintain. You should be aware that specialist expertise may be needed, and it could also be necessary to find Traditional building materials. If you plan to make alterations to a period home, discuss options with your surveyor for further advice.

Stone block wall damage

We are planning to buy a house and the current owner has suggested that it has been constructed with Forest of Dean stone. Are there any problems that need to be investigated, and what will the survey reveal?

Locally quarried stone may be more susceptible to specific issues. Problems which impact stone-built homes can vary greatly, with issues like spalling brick being quote common. Regular stone describes cut stone, generally forming brick-like courses. These may require less maintenance than more irregularly built walls, but this is heavily dependent on the type of stone used. Choice of stone will impact the lifespan of a structure, for example, exposure to the elements (especially in areas of higher pollution) will cause many limestones to rapidly degrade.

Home Buyers Surveys will usually offer guidance on these matters. An example would be resolution of underlying problems, like damp, before work on the wall starts. If you are planning to renovate, consider that the British Geological Survey's GeoReport includes a stone matching service. Locally mined or quarried stone may also be available.
