HomeBuyer Report

Is it best to choose a HomeBuyer Report, Building Survey or Full Structural Survey for a house in Ewloe and which is cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey, although it is essentially the same.

If the Ewloe property is a flat, or was built before 1900, or has been extended, or is built of unusual materials, RICS recommend a cheaper HomeBuyer Report.

If you intend to make substantial modifications on the property, it would be better that you go for a Building Survey. This more detailed survey is less cheap, but it will give you comprehensive details of the Ewloe property's state of repair in addition to more detailed advice on defects as well as maintenance options .

For more detailed advice you can get an instant Ewloe Survey Quote or call us 0800 038 6667 to speak to one of our advisers.

Wall cracks caused by subsidence

I know that Ewloe subsidence is worth checking. What subsidence-related defects will my Building Survey reveal?

Subsidence is defined as movement of the foundations of a house, but some degree of movement will always occur. New builds, for example, will need to settle under the weight of the property. Where the home is of very recent construction, the builder will usually return to a new house after some months in order to make repairs.

In regions with a high concentration of clay soil, if it has not rained for some time, the water level underground will drop. This will dry, contracting the soil around the property as it does so, pulling on the building's structure and which can result in movement. Signs of potential subsidence include sticking doors or windows.

Restoration work cannot begin until the original source of the movement is found. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. In serious cases, underpinning may be required. Underpinning is usually a last resort due to the cost and inconvenience.

If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.

Asbestos roof tiles

The mortgage valuation surveyor informed me there may be powdery white asbestos duct connectors situated in the home. What is asbestos?

Asbestos is a carcinogenic fibrous material. There are over 60 types, 6 of which were used in the UK and are often found in the building materials for example coatings spayed on beams. Its use is widespread, for example - as it has characteristic including tensile strength qualities and it may be found in cement sheet.

All forms including white ( Chrysotile) are carcinogenic and may lead to lung cancer if inhaled over sustained periods. If discovered, one must be careful not to remove it and expert advice should be sought without delay.

Ewloe Surveyors will not test for asbestos on a survey. However they will mention potential asbestos and will inform you of the options.

Stone block wall damage

Will a property in Ewloe with stone walls create issues? Which major problems should we consider, and will the surveyor offer any advice?

From Hopton Wood Limestone to Orton Scar Limestone, there are many types of stone used in the construction of homes in this country. The problems which can plague poorly maintained stone vary considerably. Stone quarried in the area is common to local property, but some do also feature cut stone brought from outside the county. Both regular or irregular stone can be mortared with lime-based mortar. This often needs repointing. These walls will need frequent upkeep.

Ask you surveyor for details, but the report may specify resolution of underlying problems, like damp, before work on the wall starts.
