HomeBuyer Report

Is it best to book a Full Structural Survey, Building Survey or HomeBuyer Report for a property in Falconwood and which one would be cheaper?

The Full Structural Survey has a new name called a Building Survey but is effectively the same level of survey.

If the Falconwood property is a flat, or is a period property, or has been extended or modified, or is of non standard construction, RICS recommend a cheaper HomeBuyer Report.

If you are planning to do any works or an extension, RICS recommend you choose a Building Survey. This survey is not as cheap however it does provide you with comprehensive details of the Falconwood property's state of repair as well as advice on structural defects and maintenance options .

Damage resulting from flooding

What's the danger of flooding in Falconwood. Can a home buyers survey look for flood damage?

Unfortunately, distance from water or height above sea level is no guarantee that a residence will be secure against flood damage, and home buyers and owners are understandably concerned. A flood alert service, with regular updates, is operated by the Environment Agency. Flood water can enter a house through a number of routes, including air bricks, poorly fitted doors and windows, and seepage through external walls. Section J of the survey report contains details, where applicable, of flooding risks found within the boundaries of the house or on adjacent sites. The Environment Agency also publish details of previous flood warnings.

According to the Environment Agency, no flood warnings were found for Falconwood.

Subsidence resulting from soft clay soil

The property I am purchasing is built on clay soil. Will your House Survey look into this?

Surveyors handle more questions relating to subsidence than any other topic, and clay soil is a major contributing factor to the problem. Subsidence is a major concern, but there are others, including soil compaction or compression. Defects can be obvious to the naked eye, or may remain undiscovered (and therefore untreated) for years, such as minor wall cracks in the bedroom.

Taking precautions, such as taking care not to let plant life, including some as bushes and trees, take root close to the property, can make long term maintenance easier, and keep repair costs manageable. If soil water levels must be kept stable, uniform spread of the moisture is also important. Your surveyor may be able to offer practical suggestions as to how this can be achieved.

Stone block wall damage

I am buying a stone-walled Falconwood property. Are there specific problems to bear in mind?

The sturdy appearance of stone walls may hide serious concerns. The problems which can plague poorly maintained stone vary considerably. Irregular stone walls are not uncommon to homes in Falconwood, but dressed (cut) stone may also be used. Ashlar courses are often used to finish more irregular stone walls, with mortared rubble or brick hidden behind. This can give rise to maintenance issues if either element of the wall has been treated with a non-breathable material. Advice for better upkeep will vary according to the needs of individual property, such as careful removal of nearby trees and plants. Be careful not to pull these up by the roots, as they could already be intertwined with the wall's foundations, which will cause more damage.
