HomeBuyer Report

Should I get a HomeBuyer Report, Full Structural Survey or Building Survey on a home in Flint and which one would be the cheapest?

The Full Structural Survey has been updated to a Building Survey, although it is effectively the same comprehensive survey.

If the Flint property is an apartment, or is a period property, or has been extended, or is built of unusual materials, you should choose the cheaper HomeBuyer Report.

If you are thinking about whether to make substantial modifications, you should you choose a Building Survey. This more detailed survey is not as cheap but it will give a thorough analysis of the Flint property's general condition in addition to information on defects as well as maintenance options .

If in doubt why not get a Flint Survey Quote online or call us 0800 038 6667 to speak to one of our advisers.

Asbestos roof tiles

The vendor has mentioned that there could be asbestos cement sheets at the building. Which types of asbestos are a concern and are there any risks?

Asbestos is a deleterious fibrous mineral. There are over 60 types, 6 of which were used in the UK and were commonly found in the building materials for example duct connectors. Its use is widespread, for example - as it has good resistance to electrical damage qualities and it may be found in insulating board.

All forms including white ( Chrysotile) are deadly and may lead to lung cancer following prolonged exposure. Care should be taken if asbestos is discovered however, never to displace the asbestos and expert advice should be sought without delay.

Surveyors will not confirm the existence asbestos on a survey. However, surveyors will report on potential asbestos risks and should recommend professional testing.

Shocking Electrics

When I saw a property I expect to move into I think we saw that there could be corrosion of the wiring. Does a Flint Homebuyer Report go into detail on any faults with the electrics?

During a Flint Homebuyer Report a RICS surveyor will comment on the overall electrical system if it is obvious that the electrics are in a dangerous state. A Chartered surveyor is expected to potential areas for concern such as verifying the type of electrical fittings in shower rooms or checking the state of a representative sample of light fittings. A check for the documents from a test on the condition of the electrical installations handled by a suitably qualified electrician will usually form part of the survey.

The IEE (Institute of Electrical Engineers) suggest that a Periodic Inspection be conducted every 10 years (5 if letting).

Window frame

On the HomeBuyer Report, can you give examples of an red light rating defects affecting windows?

Severe defects impacting the house are indicated with a 'red' condition rating of 3. They can include defects which compromise the structural integrity of a home. RICS created the HomeBuyer Report to give buyers in Flint a clear and easy to read report on the condition of the home they plan to buy, with a minimum of technical jargon. Your property surveyor will mark each aspect of the property included in Section E with either a green, orange or red rating, to indicate the impact on the property individual defects may have. Where practicable, all windows are to be opened and closed, but not forced open, and vulnerable areas closely examined. The surveyor should make notes and advise the client whether it is possible to operate the window transoms/openings satisfactorily. A sash window with badly rusted metal components is an example.
