HomeBuyer Report

Should I have a Full Structural Survey, Building Survey or HomeBuyer Report on a home in Forest Row and which would be cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey, although it is essentially the same level of survey.

If the Forest Row property is a flat, or is a period property, or has been structurally modified, or is of non standard construction, you should go for a cheaper HomeBuyer Report.

If you intend to carry out significant alterations, you should you go for a Building Survey. This survey is not as cheap but it does give you an in-depth analysis of the Forest Row property's general condition as well as advice on structural defects as well as maintenance options .

Conservation area

Are there any problems we need to verify when purchasing an extended house in Forest Row in the vicinity of conservation area ?

There are nearly 10, 000 of designated conservation areas in England and Wales, responsibility for which lies with local authorities.

Your surveyor must have local knowledge of local considerations and the bearing they have on the property and its value. The value of homes is, more often than not, higher which is down to the areas being largely unspoilt However many are falling into disrepair e.g. increasing amounts of scruffy green spaces

Surveyors can be expected to inform you whether the location is/might be so designated and Section I of the Homebuyer Report will advise further enquiries are raised during the conveyancing process. Unapproved extensions to the property may be reported in the Forest Row survey, however these should be concern for your legal adviser. P R Vince Solicitors are based in Ashorne House, Wealden, East Sussex, RH18 5AB will be able to tell you what to look out for. Tel: 01342 822112

Gas flame

Does a qualified surveyor report on the state of repair of the gas flues?

Your qualified surveyor will locate and visually survey any easily accessible parts of the system. The survey will include the routing of any gas pipes as part of the survey, in addition to gas affiliated fixtures e.g. chimney breasts or flues. The external fittings won't be dislodged. Most people are aware that gas can be dangerous, if you have any concerns relating to gas installations, call a gas safe engineer.

My husband spotted signs of bugs in the attic - What can we do?

Infestations can range from the mild and harmless, to the seriously harmful. An affected home may not always be easy to identify, woodworm, or larvae of the common furniture beetle, may be identified after finding neat small holes in wood, accompanied by piles of wood dust beneath. Remedies to insect infestation can include professional cleaning. If you believe bed bugs, or any pest, may be present, request that your property surveyor pay close attention during the survey.
