Which Building Survey should you choose?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Grays

A RICS Homebuyer Report should be chosen when planning to purchase a home constructed from conventional building materials such as tile and brick, in reasonable repair and built in the last 100 years.

  • Property suitable for a Building Survey

    Building Survey in Grays

The RICS Building Survey (once known as a Full Structural Survey in Grays) is also conducted by a MRICS/FRICS chartered surveyor but is more exhaustive. Opt for this for unconventional such as stone slab roof buildings.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Grays

This is a professional valuation . This report is usually chosen by mortgage free purchasers or anyone requiring a formal valuation e.g. a dispute.

HomeBuyer Report

Should we select a HomeBuyer Report, Full Structural Survey or Building Survey on a house in Grays and which would be cheaper?

The Full Structural Survey is now called a Building Survey and is effectively the same level of survey.

If the Grays property is an apartment, or is over 100 years old, or has been extended, or is of non standard construction, RICS advise a cheaper HomeBuyer Report.

If you are planning to make major works, RICS advise you go for a Building Survey. This option is not as cheap however it will give you an in-depth analysis of the Grays property's general condition along with an opinion on defects as well as maintenance options .

Shocking Electrics

When we viewed the building we intend to buy, it looked like there were damaged electrical sockets; will the surveyor write anything on any faults with the electrics?

During a Grays Home Survey your surveyor will typically make a note on the electrical system if it is apparent that they are in a dangerous state. This should include a general check (i.e. no removal of fittings) of the superficial sections of the wiring, fusebox etc. and other issues like checking that the supplementary bonding is in the correct place. Looking at any documentation from a test on the condition of the electrical wiring carried out by an electrician should be part of the survey in Grays. Inspecting the evidence of the most recent Periodic Inspection Report conducted by an electrician will be part of the survey.

The IEE (Institute of Electrical Engineers) suggest a periodic test be conducted every ten years (or every 5 if letting).

Conservation area

Will there be any issues we need to consider when purchasing a converted flat in Grays in conservation area ?

There are thousands official conservation areas in the UK which are governed by local councils. Grays surveyors must possess knowledge of relevant local factors and any relation they have with the home and its value. House prices will probably be higher than non conservation area equivalents as a result of the areas being unspoilt.

Surveyors can be expected to tell you whether the property looks like it may be within a conservation area and Section I of your Grays Homebuyer Report will suggest additional enquiries are conducted by your conveyancer. Unapproved modifications that do not have Local Authority approval may also be noted, however these should be investigated by your lawyer. Cumming & Riley are based in 11a High Street, Thurrock, Essex, RM17 6NB and may be happy to advise further. Tel: 01375 383691

RICS Homebuyer Report valuation

Should I get a separate valuation and cost of rebuild estimate (including the cost of reconstructing a boundary wall)

The Homebuyer Report contains a professional valuation and a reinstatement cost estimate. To properly appraise an accurate estimate of the value of the building the surveyor will combine experience of property in Grays and other factors relating to the property for instance: square metres The valuer will also consider construction type and will use other assumptions such as no significant problems.

A Building Survey won't include a valuation as standard. A valuation can, however, be added for a small additional fee by request. Alternatively a Property Valuation Report (PVR) can be carried out.

Further area conjectures, like services, are made in addition to environmental issues like local mining issues, which will also be factored in.
