HomeBuyer Report

Should we choose a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Greasby and which would be cheaper?

The Full Structural Survey is now called a Building Survey, however it is essentially the same level of survey.

If the Greasby property is a flat, or is a period property, or has been structurally modified, or is of non standard construction (i.e. not made of bricks), RICS advise a cheaper HomeBuyer Report.

If you are thinking about whether to do any works or an extension on the property, RICS recommend you carry out a Building Survey. This option is not as cheap as a HomeBuyer Report but it does provide you with a thorough analysis of the Greasby property's general condition in addition to advice on defects as well as maintenance options .

If in doubt why not obtain a Greasby Home Survey Quote or call us 0800 038 6667 to speak to our survey team.

Asbestos roof tiles

The seller has mentioned there is a danger of asbestos cement being found in the building. Is this a major concern and are there any health risks?

Asbestos is a pernicious fibrous substance. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) may be in building materials such as painted over ceilings.

Asbestos was commonly used as it has excellent fire retarding properties, it may be found in lagging. Technically all forms including white ( Chrysotile) are hazardous and may lead to lung cancer or asbestosis if inhaled over sustained periods.

If discovered, one must be careful never to move the asbestos. Professional advice must be taken without delay. Never endeavour to handle it yourself.

Surveyors do not confirm the existence asbestos during the survey. Your surveyor will mention the risk of asbestos and will inform you of the options.

RICS Homebuyer Report valuation

Which Greasby Surveys include a valuation and an estimate of rebuild costs for insurance purposes (including additional costs such as rebuilding permanent outbuildings) and how is it worked out

Homebuyer Reports include a property valuation and also a reinstatement (rebuilding) cost estimate as a standard part of the survey. To work out the valuation your RICS valuer should use in depth understanding of the Greasby market and other factors about the property e.g. accommodation Surveyors also evaluate certain fixtures and fittings and use key assumptions like no damaging building techniques have been employed.

A Building Survey does not include a valuation as standard. However we can add a valuation for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

It will be assumed that there aren't any compromising legal problems such as no problematic restrictions. Advice should be sought from your solicitor or licensed conveyancer..

Additional local area assumptions like water and drainage connectivity, are made as well as any significant local environmental problems like local industry, which are also considered as part of the valuation.

Subsidence resulting from soft clay soil

I am purchasing a Greasby house and am worried about the implications of clay soil. Can we expect the Greasby Property Survey to mention this?

Subsidence is often the result of unseen, subterranean causes, including clay soil. Subsidence is one obvious concern, but there are others, including uneven soil compaction. Clay soil is naturally lower in volume, and will compact over several months in the case of new-builds. This settlement is predictable and necessary - the real concern is contraction in clay soil caused by changes in the local water table. Some clay soils are prone to creep, if the top soil and property lie on a slope. Either as a result of erosion or extreme weather, in rare situations, the soil layer can shift without warning, as a landslide, resulting in the structural failure and collapse of the whole building! A Greasby surveyor will take into account and clay soil related concerns, and advise accordingly. If soil moisture levels must be kept stable, uniform spread of the moisture is essential. Subsidence and heave can be caused by a general increase or decrease in moisture, but isolated patches of wet and dry can just as easily warp foundations, putting them under even greater pressure.
