HomeBuyer Report

Should we choose a Full Structural Survey, Building Survey or HomeBuyer Report on a property in Great Baddow and which one would be the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey, however it is essentially the same comprehensive survey.

If the Great Baddow property is a flat, or is over 100 years old, or has been structurally altered, or is built of unusual materials (e.g. timber frame), RICS recommend a cheaper HomeBuyer Report.

If you are planning to do any major works, it would be better that you commission a Building Survey. The Building Survey is not as cheap but it does offer a thorough analysis of the Great Baddow property's state of repair along with more detailed advice on defects , general repairs as well as maintenance options .

Roof defects identified during a survey

A neighbour warned us that access to the loft could be an issue, and we expect to budget something for roof maintenance. What will our chartered surveyor keep an eye out for during the investigation?

Great Baddow homes with no other major issues may be exposed to damage to the roof. From parapet walls to gables, the whole roof must be reviewed. Problems can often arise in the case of flat roofs, caused by a poor asphalt covering.

In the past, roof maintenance would be carried out with just ladders and 'crawler boards'. This practice is terribly unsafe, and contractors today will insist that scaffolding be used. A quote (or several) for any necessary work should be acquired as soon as possible.

RICS Homebuyer Report valuation

As well as reporting on condition, will I get a valuation and an estimate of rebuild costs for insurance purposes and what does it include?

Homebuyer Reports include a RICS qualified surveyor valuation and a Reinstatement Cost. In order to determine the valuation your chartered surveyor will pair local Great Baddow market factors and other things relating to the property e.g. accommodation Surveyors also reflect on style of architecture and use other assumptions such as no damaging building techniques have been used. Surveyors disregard certain things like furnishings, for example curtains.

Further area conjectures, like services, are made as well as any significant local environmental issues like pig farms, which are also considered as part of the valuation.

A Building Survey does not include a valuation as standard. However we can add a valuation for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Wall cracks caused by subsidence

A neighbour has suggested subsidence could be a problem. What can be done to fix subsidence if it is identified?

Subsidence is defined as movement of the foundations of a home, but some degree of movement will always occur. Newer homes, for example, will need to settle beneath the building's own weight.

Merely superficial cracks not caused by subsidence may be filled in and repainted. In some cases, the presence of organic material, which then rots or breaks down, can also destabilise all or part of a foundation. This will cause the soil beneath and around the foundations to collapse.

Identifying what has caused the subsidence is a necessary first step. It is vital to arrest any further movement, or risk of movement. In serious cases, underpinning may be required. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.
