Subsidence is the movement of the foundations of a building which compromises its structural integrity. Most buildings will experience cracking at some stage, particularly new-build properties or those with a recent extension In some older buildings cracks are revealed in warmer weather[ that close up in the winter] when the materials soak up water, but these are in most cases of no concern.

Non-structural cracks not caused by subsidence can be repaired with filler and repainted. Inside the property, keep an eye out for new cracks in the plaster, and 'rippling' in wallpaper that isn't caused by damp.

The root cause of any subsidence must be found before repairs can commence. Any further movement, or risk of movement, must be halted. In some more serious situations, underpinning may be necessary. Underpinning the foundations will usually

stop the foundations from further movement. It is, however, a time-consuming and costly process. Damaged but non-structural elements should be filled and re-weatherproofed. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.
