Which Survey should I select for my prospective home purchase ?

  • House suitable for a HomeBuyer Report

The Building Survey (which used to be called a Full Structural Survey in Grove Park) will also be conducted by a RICS accredited surveyor and is more comprehensive. Select this option when buying a non standard e.g. stone buildings.

HomeBuyer Report

Should we choose a HomeBuyer Report, Building Survey or Full Structural Survey on a property in Grove Park and which one is the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey, however it is basically the same the same.

If the Grove Park property is a flat, or is a period property, or has been extended or modified, or is built of unusual materials, then RICS recommend a cheaper HomeBuyer Report.

If you are planning to do any works or an extension, RICS recommend you select a Building Survey. The Building Survey is not as cheap as a HomeBuyer Report however it will give an in-depth analysis of the Grove Park property's general condition and it includes more detailed advice on defects , repairs and maintenance options .

For more details you can get a Grove Park Homebuyers Survey Quote on our website or call us 0800 038 6667 to speak to one of our advisers.

Traditionally built property

We are purchasing a converted stable in Grove Park. What consequences will the building's thatched roof have on regular maintenance?

Older construction methods and materials can worry purchasers, and Grove Park property built using traditional methods can be a chore to maintain. You should be aware that expert knowledge may be needed. Materials suitable for the work may also need to be sourced, particularly in the case of property in a conservation area.

RICS Homebuyer Report valuation

I'm confused - which surveys include a valuation and an estimate of rebuild costs for insurance purposes and what does it include?

The Homebuyer Report contains a surveyor valuation and also a "reinstatement cost". To fully consider the correct valuation the valuer should use area knowledge as well as other factors relating to the property for instance: general condition Your Grove Park surveyor will also consider certain fixtures and fittings and draw upon key assumptions, for example the ground is not land filled. Surveyors will ignore things like furnishings.

Additional local Grove Park area assumptions, for example issues with access, are made in addition to any local environmental problems like busy roads, which are also considered as part of the valuation.

A Building survey does not include a valuation as standard. However we can add a valuation for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Conservation area

Will there be any problems we need to on guard for if buying a building in Grove Park in a conservation area?

There are many thousands of designated conservation areas in England and Wales that are designated and monitored by the local authority.

A Building Surveyors need to have relevant knowledge of relevant local area issues and any connection they have with the home. Prices tends to be greater owing to conservation areas being in good order. However a large number are falling into a poor state e.g. the excessive amount of traffic management signs

Surveyors are trained to advise you if the property looks like it may be is designated and Section I of the Grove Park Homebuyer Report will advise further investigations are conducted as part of the legal process. Unauthorised developments to the property may also be reported in the Grove Park survey, however these should be concern for your legal adviser.
