HomeBuyer Report

Should we have a HomeBuyer Report, Building Survey or Full Structural Survey on a house in Gwersyllt and which is cheaper?

The Full Structural Survey has a new name called a Building Survey, although it is effectively the same level of survey.

If the Gwersyllt property is a flat, or is over 100 years old, or has been substantially modified, or is of non standard construction, RICS advise the cheaper HomeBuyer Report.

If you are planning to make significant alterations, RICS advise you go for a Building Survey. The Building Survey is not as cheap, however it does give a thorough analysis of the Gwersyllt property's general condition in addition to advice on defects as well as maintenance options .

If in doubt you can get an instant Gwersyllt House Survey Quote online or call 0800 038 6667 to speak to our survey team.

RICS Homebuyer Report valuation

As well as reporting on condition, will I get a valuation and reinstatement cost estimate (including costs for reconstructing a retaining wall) and what does it include?

A Homebuyer Report on a Gwersyllt building will include a professional valuation and also a rebuilding cost. To be able to determine the value of the property your RICS valuer will use local property market knowledge as well as other factors about the property e.g. square metres The valuer will also consider materials used and draw upon other assumptions, for example no contamination in or from ground. Surveyors will ignore things like sales incentives.

Further area conjectures like issues with access, are made in addition to any Gwersyllt environmental issues like nearby pubs, which are also considered as part of the valuation.

A Building Survey does not include a valuation as standard. However we can add a valuation for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Wall cracks caused by subsidence

The estate agent has suggested subsidence has been an issue. Is this a severe danger, and what subsidence-related defects will my HomeBuyer Report inspect?

Movement of a house on a structural level is called subsidence. However, subsidence should be distinguished from the normal settlement of a home. Less common than subsidence, heave describes the movement of earth upwards.

A relatively small number of issues are usually found to be the cause of movement to a property. For example, water leaking from a broken drainpipe will wash soil away from the foundations. This reduces the volume of the subsoil, allowing the weight of the property to distort the supporting ground. In some cases, the presence of organic material, which then decomposes, can also destabilise parts of the property's foundations. This causes the subsoil to be compacted as its volume is reduced, by the sheer weight and pressure of the building above.

Restoration work cannot begin until the original source of the movement is found. Repairing leaking drains, water mains or broken downpipes which are the cause of the subsidence, should be all that is needed to stabilise the home, with no underpinning required. Underpinning could be the only option in some cases, unfortunately. Underpinning is a lengthy process used to stabilise the foundations of a property, and is required in around a quarter of subsidence matters. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.

Asbestos roof tiles

A friend's builder stated there is a concern of asbestos roof tiles affecting the property. Why would there be asbestos and can it be handled easily?

Asbestos is a dangerous fibrous mineral. Some types were commonly found in the building materials e.g. toilet cistern.

Asbestos was commonly used as it has very good heat resistance qualities and it may be found in textured coatings. Technically all forms are hazardous and can lead to lung cancer following prolonged exposure. Should you find asbestos, you should be careful not to displace the asbestos and expert advice should be sought ASAP.

Surveyors do not confirm the existence asbestos on a Gwersyllt survey. Surveyors will note suspected asbestos and will inform you of the options.
