HomeBuyer Report

Is it best to go for a Full Structural Survey, Building Survey or HomeBuyer Report on a home in Hampton and which is the cheapest?

The Full Structural Survey has a new name called a Building Survey but is essentially the same level of survey.

If the Hampton property is an apartment, or is a period property, or has been substantially modified, or is built of unusual materials (e.g. steel and glass), you should go for the cheaper HomeBuyer Report.

If you are thinking about whether to make an extension, you should you carry out a Building Survey. This more detailed survey is not as cheap but it will offer a thorough analysis of the Hampton property's general condition as well as including more detailed advice on defects and maintenance options .

Wall cracks caused by subsidence

What is subsidence? What subsidence issues does the Surveyor report on?

Subsidence is the movement of the foundations of a building which compromises its structural integrity. Most buildings may suffer some degree of superficial cracks.

Many houses develop superficial cracks in a wall or floor. This could be due to changes in temperature and humidity. Signs of potential subsidence include new or growing cracks in exterior brickwork.

Restoration work cannot begin until the original source of the movement is found. It has been estimated that around 70 per cent of cases of subsidence are caused by tree roots taking the moisture out of the soil. Underpinning could be the only option in some cases, unfortunately. Using large concrete pins, placed

beneath current foundations and extending deep into the ground, underpinning is expensive, totalling £1000s, but it can be very effective. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.

We are buying a building near Old Brew House , will this affect the property's value?

Examples of other sites of importance are Bushy Park.. The surveyor will include all regional criteria when conducting homebuyer report in Hampton. Visit the English Heritage site for more details on Old Brew House.

Shocking Electrics

When we were shown the unmodernised property we want to move into, it looked like there was no RCD on the fuse board ; will a Homebuyer Report in Hampton write anything on electrical defects?

During a Hampton Building Survey the surveyor will remark on the overall electrical system if it looks like the electrics are in a dangerous condition. He or she is required to report back on things like reporting on the state of fixed electrical appliances, e.g. heaters or the condition residual circuit breakers (RCD). Looking at any evidence of the most recent Periodic Inspection Report carried out by an electrician will usually be part of the survey in Hampton.
