HomeBuyer Report

Is it best to select a HomeBuyer Report, Building Survey or Full Structural Survey for a property in Hazlemere and which one would be the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey, although it is basically the same the same comprehensive survey.

If the Hazlemere property is an apartment, or is 100 or more years old, or has been structurally altered, or is of non standard construction, you should go for the cheaper HomeBuyer Report.

If you are planning to do any alterations on the property, RICS advise you choose a Building Survey. This survey is not as cheap as a HomeBuyer Report however it does offer a more detailed analysis of the Hazlemere property's condition along with information on defects , repairs and maintenance options .

Subsidence resulting from soft clay soil

We are buying a home built in the late 50s on very clay-rich soil. Is this going to be an issue? Can my Home Survey investigate this?

Clay soil is related to a handful of potentially severe defects. Subsidence is one obvious concern, but there are others, including groundwater level variations. Clay soil is naturally lower in volume, and will compact over several months in the case of new-builds. This settlement is predictable and necessary - the real concern is contraction in clay soil caused by changes in the local water table. .

If present, expansive clay soil can put lateral pressure on a Hazlemere house's foundations, forcing them inward. When performing your Home Buyers Survey in Hazlemere, your surveyor will consider the impact the soil composition has had, and may have, on the

house. If you are particularly concerned about a crack or other sign of movement, the surveyor can also report on whether it is recent, or an indication of much earlier subsidence.

Landfill site near home

What should I be worried about when buying a property proximate to a landfill site

Sites used for landfill take many forms including non-hazardous refuse disposal. No one really wants to live near one (80% of people live near one). Risks include complex organic chemicals. Health concerns like birth defects have been associated with landfill sites .

Surveyors in Hazlemere will note structural issues resulting from the site. Your solicitor will conduct environmental searches of the British Geological database as well as Wycombe Local Authority and will advise you accordingly .

Asbestos roof tiles

The seller has mentioned there is flaky white asbestos wall panelling present in the flat. What is asbestos, can it be easily dealt with and what does the surveyor do?

Asbestos is a dangerous substance. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) may be in building materials e.g. rain water goods. Its use is widespread, for example - as it has very good resistance to chemical damage qualities and it may be found in gutters. Technically all forms are potentially deadly and might lead to lung cancer following prolonged exposure. Contrary to breathing in a single fibre is not deadly.

If discovered, one must be careful not to displace asbestos. Professional advice should be sought without delay. Removing it asbestos can be dear and must always be carried out by trained experts. Surveyors will not confirm the existence asbestos on a survey. Your surveyor will mention suspected asbestos during the Hazlemere survey and will suggest further investigation.
