Which Home Survey is the correct choice for my potential house purchase ?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Heath

A Homebuyer Report should be chosen if buying a property made of conventional building materials i.e. tile and brick, in reasonable repair and less than 100 years old.

  • Property suitable for a Building Survey

    Building Survey in Heath

A RICS Building Survey (previously called a Full Structural Survey in Heath) will also be carried out by a MRICS or FRICS surveyor but is more detailed. Select this for unconventional such as a wood frame or older property.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Heath

This is an impartial valuation . This report is usually chosen by cash buyers or anyone needing a formal valuation e.g. for probate.

HomeBuyer Report

Should I have a HomeBuyer Report, Building Survey or Full Structural Survey on a house in Heath and which one would be the cheapest?

The Full Structural Survey has changed its name to a Building Survey and is basically the same the same.

If the Heath property is a flat, or is 100 or more years old, or has been structurally altered, or is built of unusual materials (e.g. thatch roof), RICS advise a cheaper HomeBuyer Report.

If you are thinking about whether to carry out substantial modifications, you should you go for a Building Survey. This survey is less cheap however it does give you a more detailed analysis of the Heath property's condition along with advice on structural defects as well as maintenance options .

Damage caused by high rainfall

What impact should wet weather have on a home?

Rainfall is a fact of life in the UK, however, this issue is rarely paid due attention by buyers. For instance, mildew or damp in the roof could mean that the rainwater goods are under performing. This can lead to overflowing or blocked sewage.

These issues are, generally speaking, straightforward to resolve for a reasonable cost. However, if the drains are not cared for, the resulting damage can lower the value of the property and become increasing harder to repair. In the worst case scenario, deterioration of a building's foundations can become fatal to its structural integrity, risking collapse.

Roof defects identified during a survey

I have put in an offer on a Heath property with a loft conversion, and we are wary of potential roofing issues. What does the property surveyor in Heath investigate during the survey?

Heath houses with no other major issues may be exposed to difficulties with the roof. From ridge flashing to trusses, the roof structure as a whole will be considered. Factors like a poor asphalt covering are particularly troublesome for flat roofed property.

Re-flashing and re-tiling, among other aspects of roof repair, can be the cause of serious accidents, which is why modern contractors refuse to work without scaffolding. Once the surveyor has delivered their report, consider arranging a quote from a Heath builder for the job itself. Speak to Newlook Roofline of 29 West Croft Dr, Inkersall, Chesterfield, S43 3GA on 01246 474010 for an estimate.

Shocking Electrics

When we saw the home we are planning to move into it looked like there were damaged electrical sockets; will the Heath surveyor write anything on any faults with the electrics?

When carrying out a Heath Building Survey the surveyor will usually comment on the state of the electrics if it appears that they are in a dangerous state of repair. A Surveyor is trained to things like inspecting the state of any fitted appliances e.g. storage radiators or checking the condition of any visible wiring a sample of switch gear. A check for the documentation from any recent PIR carried out by an electrician will be part of the Homebuyer report in Heath.

The IEE advocate a Periodic Inspection need be completed at least every 10 years (5 if renting out).
