Which Home Survey is the correct choice for my potential house purchase ?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Heath

A Homebuyer Report should be chosen if buying a property made of conventional building materials i.e. tile and brick, in reasonable repair and less than 100 years old.

  • Property suitable for a Building Survey

    Building Survey in Heath

A RICS Building Survey (previously called a Full Structural Survey in Heath) will also be carried out by a MRICS or FRICS surveyor but is more detailed. Select this for unconventional such as a wood frame or older property.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Heath

This is an impartial valuation . This report is usually chosen by cash buyers or anyone needing a formal valuation e.g. for probate.

HomeBuyer Report

Should I have a HomeBuyer Report, Building Survey or Full Structural Survey on a house in Heath and which one would be the cheapest?

The Full Structural Survey has changed its name to a Building Survey and is basically the same the same.

If the Heath property is a flat, or is 100 or more years old, or has been structurally altered, or is built of unusual materials (e.g. thatch roof), RICS advise a cheaper HomeBuyer Report.

If you are thinking about whether to carry out substantial modifications, you should you go for a Building Survey. This survey is less cheap however it does give you a more detailed analysis of the Heath property's condition along with advice on structural defects as well as maintenance options .

Landfill site near home

What should I be worried about when buying a maisonette next to a rubbish tip

Landfill Sites come in many shapes and sizes for example: domestic rubbish. Nobody really wants to live near one (most people do live near one). Concerns might include hazardous chemicals. Potential health concerns for example abdominal wall problems have been associated with landfill sites .

Building Surveys and valuations in Heath will find structural issues resulting from the landfill. Your conveyancer will conduct environmental searches of the British Geological databases and Cardiff Local Authority and inform you if the search uncovers a local landfill site .

Wall cracks caused by subsidence

We are purchasing a 1987-built home in Heath and saw wall cracks in the garage. What can be done to resolve subsidence if it is identified?

Subsidence is movement in a structure's foundations. Fortunately, subsidence can be remedied. Less common than subsidence, heave describes the movement of earth upwards.

Subsidence can be difficult to diagnose, as the things which a surveyor will look for could easily be caused by other factors. Organic material in the sub-soil can also create issues. Peat is normally stable when sat below the water table, but if the soil dries out, this organic matter will decompose. The weight of the foundations will then compress the sub soil.

Identifying what has caused the subsidence is a necessary first step. The removal of trees may make the problem worse, however, so professional advice should be sought. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Maple, lime and horse chestnut trees should planted no closer than 20m to the property itself. In some more serious situations, underpinning may be necessary. Damaged but non-structural elements should be filled and re-weatherproofed. A surveyor will be able to recommend who to speak to about the best course of action, to remedy both the causes of the subsidence and the resulting damage to the property itself.

RICS Homebuyer Report valuation

Will my survey give a property valuation and cost of rebuild estimate (including the cost of rebuilding a boundary wall)

The Homebuyer Report includes a valuation and a reinstatement cost as standard. To be able to determine the valuation your RICS valuer should use area knowledge and other factors about the property e.g. general condition. Your Heath surveyor will also consider style of architecture and will draw upon other assumptions e.g. the property isn't on a land fill site. Surveyors don't factor in things like furnishings e.g. carpets.

Additional local Heath area assumptions, like issues with access, are made as well as any significant local environmental concerns like local Heath industrial considerations, also being considered.

A Building Survey does not include a valuation as standard. A valuation can, however, be added for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out.
