HomeBuyer Report

Should I go for a HomeBuyer Report, Full Structural Survey or Building Survey on a home in Heaton and which is the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey, however it is effectively the same survey.

If the Heaton property is a flat or maisonette, or is 100 or more years old, or has been structurally modified, or is of non standard construction, RICS recommend the cheaper HomeBuyer Report.

If you are thinking about whether to do any substantial modifications, you should you select a Building Survey. The Building Survey is less cheap but it does give a thorough analysis of the Heaton property's state of repair in addition to advice on structural defects , general repairs and maintenance options .

Asbestos roof tiles

The seller's agent said there could be brown asbestos toilet cistern in existence at the property. What are the issues with asbestos?

Asbestos is a carcinogenic silicate material. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) may be in building materials including walls.

Asbestos was commonly used as it has characteristic sound absorption properties, it may be found in wall panelling. Technically all forms including white are dangerous and might lead to lung cancer following prolonged exposure. Should you find asbestos, you should be careful not to remove asbestos and expert advice must be taken immediately.

Heaton Surveyors will not test for asbestos on a survey. However, surveyors will report on suspected asbestos and should suggest experts are consulted.

Timber damage by insect larvae

There may be insects at the property in Heaton we're buying, but we are not certain - Will the HomeBuyer Report investigate this?

Pests like termites may sometimes seem a small, even irrelevant, matter when buying in Heaton. When purchasing a home, this matter should be borne in mind.

It may not be obvious that a home is suffering a severe pest problem, as evidence can be overlooked. As an example, woodworm can be extremely destructive, but fortunately their 'tunnels' in timber and wood furniture are usually quite easy to spot. As some pest problems can be very stubborn, knowing the risks, and chance of success before you buy is essential. If you strongly suspect an issue with termites, or any pest, speak to your RICS surveyor

Damaged Render

What sort of thing will a Surveyor be looking for on a spar dash rendered (stucco) regency home in Heaton that I wish to buy.

Stucco is really a sort of flat finish solid render. Typically stucco is layered over brick that sets to an attractive smooth appearance that resembles stone. The coating is highly grand in appearance and is found on Victorian and Georgian properties. Stucco is often problematic and Surveyors commonly highlight issues for example, lateral cracking that describes the lines of mortar in the brickwork

Another example of problems associated with stucco may be when water beneath sills that results in the render detaching. Re-covering Stucco problems may be costly as the skills are becoming more difficult to find.
