Do you need a Property Survey ? Which of the 3 should you select?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Hedon

The Homebuyer Report should be selected if buying a home made of standard building materials i.e. tile and brick, in reasonable repair and not over 100 years in age.

  • Property suitable for a Building Survey

    Building Survey in Hedon

A Building Survey (often referred to as a Full Structural Survey in Hedon) is also conducted by a RICS surveyor but is more comprehensive. Opt for this for non standard e.g. wychert or older buildings.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Hedon

This is an impartial valuation . It is usually chosen by cash buyers or anyone needing a formal valuation e.g. matrimonial dispute.

HomeBuyer Report

Should we get a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Hedon and which is the cheapest?

The Full Structural Survey has changed its name to a Building Survey, however it is effectively the same survey.

If the Hedon property is an apartment, or is over 100 years old, or has been extended or modified, or is of non standard construction, RICS recommend a cheaper HomeBuyer Report.

If you are thinking about whether to do any major works, it would be better that you carry out a Building Survey. This more detailed survey is not as cheap but it does provide you with a thorough analysis of the Hedon property's general condition and it includes advice on structural defects , repairs as well as maintenance options .

For more detailed advice get a Hedon House Survey Quote or call us 0800 038 6667 to speak to our survey team.

Asbestos roof tiles

The estate agent stated there is a danger of flaky asbestos roof tiles in existence at the building. What is asbestos and what are the remedial options?

Asbestos is a harmful fibrous material. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) are often building materials such as pipe lagging insulation. Its use is widespread, for example - as it has a range of useful characteristic heat resistance qualities and it may be found in pipe lagging. Technically all forms are ultimately hazardous and can lead to lung cancer or fibrosis if inhaled over sustained periods. If discovered, one must be careful on no account to disturb asbestos and professional advice should be sought without delay.

Surveyors do not test for asbestos on a Hedon home survey. Your Hedon surveyor should report on the risk of asbestos and should advise accordingly.

Damage caused by high rainfall

Is high levels of rainfall an issue in Hedon? Could damaged rainwater goods lower the property value?

I find it odd that the impact wet conditions can have on houses in Hedon is not considered. If you have investigated the property you intend to purchase in the Summer, defects may not have been obvious. Signs that drainage are damaged include mildew or damp in the roof. Poor drainage can lead to damp and mould.

These issues are, generally speaking, straightforward to resolve. If not maintained, the resulting damage can lower the value of the property and will get increasingly difficult to successfully resolve.

Chimney stacks

On a Hedon HomeBuyer Report what does 'E1' refer to?

An example defect for this is too many appliances feeding into one flue. Possible defects are visually reviewed with binoculars as necessary. A report on a lower ground flat, for instance, may not require this.

The home buyer report is intended to be easy to read and understand. As buyers in Hedon are unlikely to be experts in local building techniques and materials themselves, the report is written with as little jargon as possible. Your property surveyor will mark each aspect of the property included in Section E with either a green, orange or red rating, to indicate to what extent any problems or notable points may negatively impact the property. Parts of the report which do not apply to the specific residence being surveyed will be indicated with a 'NI', or 'not inspected'. The HomeBuyer Report has a standard format, which the surveyor will complete according to the nuances of the particular residence, omitting sections as necessary.
