Need a Building Survey? Which survey is the right choice?

  • House suitable for a HomeBuyer Report

The RICS Building Survey (once known as a Full Structural Survey in Henleaze) will also be carried out by a RICS surveyor but is more comprehensive. Opt for this for non standard , for example timber wall houses.

This is a professional valuation . It is typically chosen by mortgage free buyers or someone needing a formal valuation e.g. for probate.

HomeBuyer Report

Is it best to choose a Full Structural Survey, Building Survey or HomeBuyer Report on a property in Henleaze and which would be the cheapest?

The Full Structural Survey has a new name called a Building Survey, however it is effectively the same level of survey.

If the Henleaze property is a flat or maisonette, or is a period property, or has been extended, or is of non standard construction (i.e. not made of bricks), you should choose the cheaper HomeBuyer Report.

If you are planning to do any works or an extension, it would be better that you select a Building Survey. This survey is not as cheap as a HomeBuyer Report however it does give exhaustive analysis of the Henleaze property's state of repair as well as including information on defects and maintenance options .

Timber damage by insect larvae

My friend spotted signs of pests in the shower room. Will a surveyor look into this?

Houses will often be free of major infestations. However, if you do have specific concerns, you should seek advice. It is vital that buyers consider this oft-overlooked aspect when making an offer.

Signs may not be evident for weeks or months, cockroaches hide during the day, in light-fittings, beneath cracks in floor tiles or behind appliances. You may not spot them until moving

in. Treatment for bug or other pest issues may include traps. Your surveyor may report on signs of infestation, but if you have specific concerns they can be taken into account.

Damage caused by high rainfall

What effect could rainfall have on a property in Henleaze? Will the surveyor report on this? Can damaged gutters decrease our property's value?

As a frequent surveyor of property in the area, I find it strange that this issue is often overlooked by purchasers.

Signs that drainage systems are blocked include rusted iron elements. Poor drainage can lead to overflowing or blocked sewage.

Fortunately, problems with drains are quite easy to fix if dealt with quickly. If not cared for, however, the damage can be very costly and time-consuming to remedy.

Stone block wall damage

Will a property with stone walls cause problems? Are there any major issues that we should be aware of, and will the surveyor offer any advice?

Stone walls often appear more robust than they are. Faults common to poorly maintained stone walls can include delamination. Stone quarried in the area is common to local properties, but some do also feature cut stone brought from outside the county. A survey will include a range of suggestions or requirements for maintenance, such as cleaning loose fragments and dirt before repointing or applying any treatment or fixative, to slow decay.
