HomeBuyer Report

Should I get a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Hitchin and which would be the cheapest?

The Full Structural Survey has a new name called a Building Survey but is essentially the same level of survey.

If the Hitchin property is a flat, or was built before 1900, or has been extended or modified, or is of non standard construction (i.e. not made of bricks), then RICS recommend the cheaper HomeBuyer Report.

If you intend to carry out significant alterations, RICS advise you carry out a Building Survey. This option is not as cheap as a HomeBuyer Report however it will give you comprehensive details of the Hitchin property's condition and it includes more detailed advice on defects as well as maintenance options .

Traditionally built property

My partner and I are buying a 15th Century renovated farmhouse. Will the age of the residence be a problem?

A property's age can be a cause of concern for would-be buyers. Hitchin homes constructed with traditional methods can be expensive to maintain. It is often the case that specialist knowledge is necessary. Traditional materials may also need to be sourced. If you plan to make alterations to a period property, discuss options with the property surveyor for more detail.

Wall cracks caused by subsidence

The seller has suggested subsidence might be a problem affecting the house. What subsidence information does the Hitchin home survey include?

Subsidence is the movement of the foundations of a building which compromises its structural integrity. Most buildings will experience cracking at some stage. New buildings in Hitchin and properties with new structural alterations will be particularly susceptible. Less common than subsidence, heave describes the movement of earth upwards.

Subsidence is the result of a number of common issues. For example, water leaking from a broken pipes will remove layers of soil from around the foundations. This reduces the volume of the subsoil, allowing the weight of the property to distort the supporting ground. In some cases, the presence of buried peat or other organic material, which then decomposes, can also undermine the foundations. This causes the subsoil to be compacted as its volume is reduced, by the sheer weight and pressure of the building above.

Finding the cause of any subsidence is key. It has been estimated that around 70 per cent of cases of subsidence are caused by tree roots taking the moisture out of the soil. Specialist geological and drain surveys may also be required as the movement of soil can sometimes crack drains or water mains.

External brick wall issue identified during property survey

If we are purchasing in Hitchin, what warnings would the surveyor give for a property built from Flemish bond walls? Is age a factor?

Brick-constructed property feature several advantages. However, they can also experience a number of issues, ranging from sulphate attack to frost damaged pointing. Your chartered surveyor would usually include these, with feedback. One frequently reported defect is rapidly deteriorating cement mortar, caused by sulphate attack. This may require outright demolition of the wall, if discovered.

To arrange a quote for repairs, contact a local specialist, e.g. E E Hodges 'Stubbs at 45 Burnham Rd, Knaphill, Woking, GU21 2AE on 01483 480498.

Other aspects of a property which may feature decorative include ornate Della Robbia bond paving. If the surveyor does raise concerns about a brick wall defect or structural issue, it may be wise to speak to a builder before completion to assess the extent and cost of the work.
