HomeBuyer Report

Should I select a HomeBuyer Report, Full Structural Survey or Building Survey on a home in Holloway and which one would be the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey, although it is basically the same the same comprehensive survey.

If the Holloway property is a flat or maisonette, or is over 100 years old, or has been extended, or is built of unusual materials, RICS advise the cheaper HomeBuyer Report.

If you intend to carry out an extension, RICS recommend you carry out a Building Survey. The Building Survey is not as cheap however it does give a more detailed analysis of the Holloway property's general condition along with advice on defects and maintenance options .

Damage caused by high rainfall

Is it advisable to investigate gutters? Will the HomeBuyer Report give details on this?

I find it odd that this issue is not considered by purchasers. If you have only seen the property you intend to purchase on a sunny day, defects may not have been obvious. Signs that drainage are damaged include "gushing" gutters, and may lead to warped floorboards or beams. Fortunately, guttering issues are usually easy to remedy, if not neglected. If disregarded, however, the damage can be very costly and time-consuming to remedy.

Asbestos roof tiles

I suspect there could be quantities of white asbestos roof gutters in the home. What is asbestos, is it hazardous, can it be removed and What should we do?

Asbestos is a noxious fibrous material. Some types were commonly found in the building materials such as boards around radiators. Its use is widespread, for example - as it has characteristic sound absorption qualities and it may be found in Artex for example. Technically all forms including white ( Chrysotile) are carcinogenic and may lead to lung cancer or scarring of the lung if inhaled over sustained periods. Care should be taken if asbestos is discovered however, on no account to move the asbestos. Professional advice must be taken ASAP.

Surveyors cannot verify the presence of asbestos on a survey. Your Holloway surveyor should mention suspected asbestos during the survey and should offer advice.

Deteriorated timber

For the Holloway HomeBuyer Report, what does a an amber light rating mean for joinery and finishes?

The format of the RICS HomeBuyer Report is clear and easy to read, unlike some more complex survey reports. Colour coded ratings are used to communicate the severity of defects uncovered during the survey. Defects which need some attention are rated 'amber' or condition rating 2. This may not be urgent, however. Parts of the report which do not apply to the specific property being surveyed will be indicated with a 'NI', or 'not inspected'. Irrespective of standardised format of the report, your surveyor will provide a bespoke report, tailored to your particular concerns.

They are visually inspected with the aid of binoculars where appropriate. Both bargeboards, and general verge details, will be covered. Vines is an example.
