HomeBuyer Report

Is it best to have a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Kent and which one would be cheaper?

The Full Structural Survey has been updated to a Building Survey but is effectively the same comprehensive survey.

If the Kent property is a flat or maisonette, or is 100 or more years old, or has been extended or modified, or is of non standard construction (i.e. not brick and tile), you should choose the cheaper HomeBuyer Report.

If you are planning to do any an extension, RICS advise you commission a Building Survey. This option is not as cheap as a HomeBuyer Report but it does offer comprehensive details of the Kent property's general condition and it includes more detailed advice on defects as well as maintenance options .

Roof defects identified during a survey

The estate agent warned us that access to the attic could be difficult to arrange. What aspects of the attic will be considered?

This is often asked by buyers in Kent who know that homes can, to the disappointment of their would-be owners, still suffer roof maintenance problems. From the sheathing to the ridge flashing, the status of the whole roof should be reviewed. The are also numerous flat-roofed properties in Kent, including many apartment blocks. In these cases, the house surveyors will look for a range of signs, including a poor asphalt covering.

Roof maintenance can be the cause of serious accidents, which is why modern contractors refuse to work without scaffolding. It may be advisable to source an estimate for any work prior to exchange.

However, buyers should endeavour to compare a number of quotes to find the best deal. Call Classic Roofing Contracts Ltd of 1 Edgecotts, Basildon, SS16 5SN on 01268 457473 for more information.

Asbestos roof tiles

I am worried that there may be asbestos pipe lagging affecting the flat. What is asbestos and is there a danger?

Homes constructed prior to the 80's will probably contain any number of materials containing asbestos. Asbestos is a potentially deadly fibrous substance. Some types are found in the building materials such as stove insulation.

Asbestos was commonly used as it has excellent sound absorption qualities and it may be found in acoustic tiles. The main origins of asbestos were Canada.

All forms are deadly and can lead to lung cancer following prolonged exposure. Contrary to breathing in a solitary fibre is not deadly.

If found, care should be taken however, never to damage it and expert advice must be taken as soon as possible. Getting rid of asbestos may be dear and must always be completed by experts.

Surveyors do not confirm the existence asbestos on a survey. However, surveyors will report on potential asbestos and should suggest experts are consulted.
