Which Home Survey is the best choice for my planned property purchase ?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Kingston

A RICS Homebuyer Report should be chosen if buying a property constructed from conventional materials i.e. brick & tile, in reasonable order and build after 1900.

  • Property suitable for a Building Survey

    Building Survey in Kingston

A RICS Building Survey (which used to be called a Full Structural Survey in Kingston) is also conducted by a MRICS or FRICS accredited surveyor and is more detailed. Choose this when buying a non standard property such as stone wall properties.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Kingston

This is an independent valuation . This is often chosen by cash buyers or someone needing a formal valuation e.g. for probate.

HomeBuyer Report

Should I have a Full Structural Survey, Building Survey or HomeBuyer Report on a property in Kingston and which is cheaper?

The Full Structural Survey has been updated to a Building Survey and is essentially the same.

If the Kingston property is a flat or maisonette, or is a period property, or has been structurally altered, or is of non standard construction (i.e. not made of bricks), then RICS recommend the cheaper HomeBuyer Report.

If you are thinking about whether to make substantial modifications on the property, RICS advise you commission a Building Survey. This option is not as cheap however it will give comprehensive details of the Kingston property's state of repair along with information on defects , general repairs as well as maintenance options .

Asbestos roof tiles

The agent said there is a risk of blue asbestos fire doors present in house. Why would there be asbestos and can it be treated?

Asbestos is a dangerous substance. The 3 main types are Blue, Brown and White and they were commonly used in building materials e.g. ironing boards. Its use is widespread, for example - as it has very good heat resistance properties, it may be found in fire blankets.

All forms including white ( Chrysotile) are ultimately pernicious and can lead to lung cancer or fibrosis if inhaled over sustained periods.

If discovered, one must be careful on no account to disturb it. Professional advice should be sought as soon as possible. Surveyors will not tell you whether there is asbestos on a survey. Your surveyor will note the risk of asbestos and will advise accordingly.

Gas flame

Will a chartered surveyor go into detail on the safety of the gas mains supply?

A RICS chartered surveyor will visually inspect any accessible parts of the gas system. The surveyor will look at gas heaters for instance, in addition to gas related fittings for example - fireplaces. Your Kingston local surveyor will not remove the external fittings or housings and will not conduct any tests on the serviceability of the system. Of course, gas is potentially deadly, should you have any concerns about gas, call a gas engineer without delay.

Defective door frame

On a HomeBuyer Report carried out in Kingston what might a green light rating mean for 'E6 - Outside doors' ?

All doors leading outside are checked, assuming keys are available. Generally, the type and condition of the property's windows are included in the report. Lintels which are sagging or missing above doors, for example, is included in Section E. Green (condition rating 1) is the best possible assessment, and confirms that this part of the house is in a good state, but regular upkeep may still be required. In some cases, an element covered under Section E may be marked as NI, or 'Not inspected'. The structured format for the HomeBuyer Report is intended to produce a useful and comprehensive survey for any property purchasers. As a result, some sections are omitted where they do not apply to the surveyed property.
