Which Building Survey should you choose?

A Building Survey (which used to be called a Full Structural Survey in Leigh) will also be carried out by a MRICS/FRICS surveyor but is more exhaustive. Opt for this survey for non standard , for example stone slab roof properties.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Leigh

This is an independent valuation . It is usually chosen by mortgage free buyers or anyone needing a formal valuation e.g. matrimonial dispute.

HomeBuyer Report

Should I choose a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Leigh and which one is the cheapest?

The Full Structural Survey has been renamed a Building Survey, however it is basically the same the same comprehensive survey.

If the Leigh property is a flat, or is over 100 years old, or has been extended or modified, or is built of unusual materials, RICS recommend the cheaper HomeBuyer Report.

If you intend to do any major works, you should you go for a Building Survey instead. The Building Survey is not as cheap however it does offer a thorough analysis of the Leigh property's general condition as well as including advice on defects , repairs and maintenance options .

RICS Homebuyer Report valuation

Does a Building survey in Leigh include a valuation and reinstatement cost estimate (including costs for rebuilding a boundary wall) and what does it include?

Homebuyer Reports include an impartial valuation and a rebuilding cost as an integral part of the report. In order to determine the correct valuation the valuer will factor in knowledge of Leigh and other considerations about the property e.g. state of repair. Your Leigh surveyor will also consider materials used and use key assumptions such as the building connected to mains services such as electricity.

A Building Survey does not include a valuation as standard. However we can add a valuation for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Further Leigh conjectures, for example water and drainage connectivity, are made as well as any significant Leigh environmental issues like industrial buildings, which will also be factored in.

Damage caused by high rainfall

Is it recommended that we check drainage? Will the chartered surveyor report on this? If there is damage, will they be inconvenient to fix?

Despite England's reputation for wet weather the effect which high levels of rainfall has on a residence is often overlooked.

Signs that drainage are blocked include mildew in the attic. This could then result in damp and mould.

That is not to say that drainage problems should cause you to reconsider a purchase. They are usually a simple matter to remedy, if not neglected. If untreated or poorly maintained, the resulting damage can lower the value of the property and will get increasingly difficult to successfully resolve.

Landfill site near home

What should I be concerned about when buying a property close to a refuse tip

Landfill Sites are used for a variety of waste e.g. non-hazardous waste material. No one wants to live near one (4/5 people live under 2km away from one). Worries might include tars and other hazardous materials. Health concerns such as downs syndrome have been linked to landfill sites .

Leigh RICS surveyors will consider structural issues linked to the landfill. Your conveyancer will commission environmental searches of the Environmental Agency database and Wigan Local Authority and inform you if the search uncovers a local landfill site .
