In regions with a high concentration of clay soil, drought can cause the water table to drop. This will dry, contracting the soil around the property as it does so, putting pressure on the structure and causing movement. In some cases, the presence of organic material, which then rots or breaks down, can also destabilise the structure. This causes the subsoil to be compacted as its volume is reduced, by the sheer weight and pressure of the building above.

Finding the cause of any subsidence is key. It has been estimated that around 70 per cent of cases of subsidence are caused by tree roots taking the moisture out of the soil. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. Your surveyor may suggest that you talk to an arborist to find out the best cause of action if trees or other plant life is the suspected cause.
