HomeBuyer Report

Is it best to select a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Llanon and which is the cheapest?

The Full Structural Survey has a new name called a Building Survey and is effectively the same survey.

If the Llanon property is an apartment, or is an older property, or has been structurally modified, or is built of unusual materials, you should choose a cheaper HomeBuyer Report.

If you are thinking about whether to do any alterations, RICS recommend you choose a Building Survey. This survey is less cheap, but it will give you a more detailed analysis of the Llanon property's condition as well as including information on defects , repairs as well as maintenance options .

Gas flame

Will the qualified RICS surveyor look into the condition of the gas flues?

The surveyor will visually check out the easily accessible parts of the system. This will include the mains gas installation at the home, as well as gas affiliated fixtures, for instance balanced flues. External fittings won't however be removed. The system won't be tested. Needless to say, gas can be dangerous, should there be any worries about gas fittings, call a gas engineer.

Gas regulations ensure that landlords have to conduct appliance and installation inspections every 12 months. Non compliance penalties are criminal .

Conservation area

Are there any factors I should on guard for when intending to buy an extended house in Llanon near a conservation area ?

There are many thousands of designated conservation areas throughout the country that are designated and monitored by local councils. Surveyors in Llanon must have knowledge of relevant local area factors and the effect they have with the property and its value. The value of homes is typically more than prices outside the area due to them being preserved. However a growing number have fallen into a poor state for example - the huge increase in street clutter

RICS surveyors are trained to report if the planned purchase is possibly so designated and Section I of the Homebuyer Report will advise additional due diligence and enquiries are conducted by the solicitor or conveyancer. Unconsented developments that do not have Local Authority approval may be advised but these are really more a investigated by your legal adviser.

Wall cracks caused by subsidence

We found that the kitchen floor dipped in one corner when we last viewed the house. What can be done to remedy subsidence if it is identified?

Subsidence is defined as movement of the foundations of a house, but some degree of movement will always occur. Recently built homes, for example, will need to settle under the home's own weight. Heave is less common, and is caused by the death or removal of a large shrub or tree and the plant stops drawing moisture from the earth.

This issue can occur in areas with soil with a high sand, gravel or chalk content, as this soil is more easily washed away by leaks. In some cases, the presence of buried organic material, which then decomposes, can also destabilise all or part of a foundation. The weight of the foundations will then compress the sub soil.

Restoration work cannot begin until the original source of the movement is found. Any further movement, or risk of movement, must be halted. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. Buyers should also be aware that a property may need to be monitored for several months before clear evidence of movement is found.
