HomeBuyer Report

Is it best to go for a HomeBuyer Report, Full Structural Survey or Building Survey for a home in Magor and which one is the cheapest?

The Full Structural Survey has a new name called a Building Survey, although it is basically the same the same.

If the Magor property is a flat, or is over 100 years old, or has been extended, or is of non standard construction, RICS advise the cheaper HomeBuyer Report.

If you are thinking about whether to carry out an extension, RICS recommend you go for a Building Survey. This survey is not as cheap as a HomeBuyer Report however it does offer an in-depth analysis of the Magor property's condition along with more detailed advice on defects and maintenance options .

Traditionally built property

I am buying a 17th Century farmhouse in Magor. Will the age of the residence be a concern?

Some buyers in Magor plan to buy property with real personality. For houses in Magor built before the 20th Century, age, however, can create issues for homeowners, and Property constructed with traditional methods can be surprisingly expensive to upkeep. It is often the case that specialist knowledge is necessary. Traditional materials may also need to be sourced, particularly in the case of , for example, a Grade II listed house. This may create disruption for new owners.

Subsidence resulting from soft clay soil

I am purchasing a Magor home and am worried about the implications of clay soil. Does a Property Survey discuss soil composition the report?

Soil composition can have a great impact on a house. Subsidence is a major concern, but there are others, including soil compaction or compression. Defects can be obvious to the naked eye, or may remain undiscovered (and therefore untreated) for years. Expansive clay soil can put lateral pressure on a house's foundations, forcing them inward. Where the foundation walls have insufficient support, they will bow and crack. This can result in costly and even dangerous structural damage. Steps like ensuring that the ground level declines away from the house can help maintain clay-rich soil, but a purchaser should discuss specifics with the surveyor if extensive upkeep is warranted. If soil water levels must be kept stable, uniform spread of the moisture is also important. Your surveyor may be able to offer practical suggestions as to how this can be achieved.

Asbestos roof tiles

The mortgage valuation surveyor informed me there may be a risk of asbestos pipe insulation in the building. What are the issues with asbestos?

Asbestos is a potentially deadly fibrous material. There are over 60 types, 6 of which were used in the UK and are often found in the building materials e.g. fire doors. Its use is widespread, for example - as it has a range of useful characteristic heat resistance properties, it may be found in duct connectors.

All forms including Chrysotile are dangerous and may lead to lung cancer if inhaled over sustained periods. If found, care should be taken however, not to break asbestos. Professional advice should be sought immediately.

Surveyors cannot verify the presence of asbestos on a survey. However, surveyors will note possible asbestos during the Magor survey and will advise accordingly.
