Need a Building Survey? Which survey is the right choice?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Mancot

A Homebuyer Report should be selected when you are buying a property made of conventional building materials i.e. brick & tile, in reasonable repair and build after 1900.

  • Property suitable for a Building Survey

    Building Survey in Mancot

A RICS Building Survey (which used to be called a Full Structural Survey in Mancot) is also carried out by a MRICS or FRICS chartered surveyor and is more detailed. Opt for this when buying a non standard property such as timber frame properties.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Mancot

This is an impartial valuation . It is typically chosen by mortgage free purchasers or anyone needing a formal valuation e.g. for probate.

HomeBuyer Report

Is it best to book a HomeBuyer Report, Full Structural Survey or Building Survey for a home in Mancot and which one is the cheapest?

The Full Structural Survey has been renamed a Building Survey, although it is effectively the same comprehensive survey.

If the Mancot property is an apartment, or is an older property, or has been substantially modified, or is of non standard construction, RICS advise a cheaper HomeBuyer Report.

If you intend to do any alterations on the Mancot property, RICS recommend you commission a Building Survey. This survey is less cheap but it will provide you with an in-depth analysis of the Mancot property's state of repair and it includes more detailed advice on defects and maintenance options .

Damage caused by high rainfall

How important is it to check drainage?

Despite England's reputation for wet weather this issue is rarely considered properly by home buyers. If you have visited the home in dry conditions, issues may have been hidden. This can lead to staining of wallpaper and damp.

That is not to say that drainage problems should cause you to reconsider a purchase. They are usually a simple matter to fix. However, the damage caused, where left untreated, will be expense to remedy and resulting damp and mould could become a health risk.

Damaged Render

What defects will the Surveyor look for on a stipple rendered (stucco) regency house in Mancot.

Stucco is really just a form of render. Typically it is layered over brick hardens to form a smooth surface that is sometimes scored to resemble stone. The effect is highly appealing and was common on some Victorian and Regency houses. Stucco is often problematic and Mancot Building Surveys sometimes focus on defects for instance lateral visible cracking revealing the mortar lines between the brick. Other issues could result from the burden of heavy load such as cracking under concrete slate roofs. Fixing problems can be surprisingly expensive as the skills are becoming harder to find.

RICS Homebuyer Report valuation

Should I get a separate valuation and reinstatement cost estimate (including costs for professional fees)

Homebuyer Reports include a (registered valuer) surveyor valuation as well as a "reinstatement cost" as a standard part of the survey. To estimate an accurate estimate of the value of the building your surveyor will refer to local property market knowledge and other factors relating to the property e.g. state of repair Surveyors also examine certain fixtures and fittings and will draw upon other assumptions like the property isn't on a land fill site.

A Building Survey does not include a valuation as standard. However we can add a valuation for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out. The valuation is also on the basis that there are no major legal issues for example there being no on going disputes. Such concerns will be clarified by your conveyancer.

Additional local Mancot area conjectures, like problematic roads and access, are made in addition to any environmental problems like local Mancot industrial considerations, which are also considered as part of the valuation.
