HomeBuyer Report

Should I choose a HomeBuyer Report, Full Structural Survey or Building Survey for a home in March and which is cheaper?

The Full Structural Survey has a new name called a Building Survey and is effectively the same comprehensive survey.

If the March property is a flat or maisonette, or is over 100 years old, or has been extended or modified, or is built of unusual materials (e.g. steel and glass), RICS advise a cheaper HomeBuyer Report.

If you are planning to carry out substantial modifications, RICS advise you choose a Building Survey. The Building Survey is not as cheap, however it does offer exhaustive analysis of the March property's state of repair in addition to an opinion on defects and maintenance options .

Substandard guttering

In a March HomeBuyer Report, what are the usual an red light rating defects affecting rainwater pipes and gutters?

A condition rating of three is used to emphasise the most crucial repairs. These can include dangers such as the suspected presence of asbestos, or extensive structural damage. The home buyer report is intended to be easy to read and understand, with a minimum of technical jargon. A 'traffic light' system of colour coding is used to confirm the severity of any defects or points of interest included in the report.

The drainage system is inspected visually, where access is possible. This section does not include blocked drains below ground. Leaking downspouts is an example.

Damage resulting from flooding

Are March properties at risk, and does a RICS surveyor inquire into flood damage?

The lives of many residents in March and across the UK have been disrupted by flooding. If you are planning to buy in a flood-affected area, a home survey will inform your decision. It is easily possible to assess whether a house is susceptible to flooding via any of a number of routes, and a property surveyor will advise on repairs or preventative measures. Details relating to signs of flooding may be reported in Section J of the HomeBuyer Report. The Environment Agency also publish details of previous flood warnings.

Timber damage by insect larvae

Will an infestation affect the purchase price of a building. How do we investigate further?

Any questions about pests affecting a March property may not be asked by the lawyer. When purchasing a property, this matter should be borne in mind. An affected property may not always be easy to identify. As an example, irritating cluster flies will hibernate in Autumn, but will return every year without treatment. As some pest problems can be very stubborn, knowing the risks, and chance of success before you buy is essential. If investigation does uncover a problem, consider speaking to the seller to ask that they deal with the issue prior to exchange.
