HomeBuyer Report

Should I choose a HomeBuyer Report, Full Structural Survey or Building Survey for a home in March and which is cheaper?

The Full Structural Survey has a new name called a Building Survey and is effectively the same comprehensive survey.

If the March property is a flat or maisonette, or is over 100 years old, or has been extended or modified, or is built of unusual materials (e.g. steel and glass), RICS advise a cheaper HomeBuyer Report.

If you are planning to carry out substantial modifications, RICS advise you choose a Building Survey. The Building Survey is not as cheap, however it does offer exhaustive analysis of the March property's state of repair in addition to an opinion on defects and maintenance options .

House Prices

I want to purchase a flat in PE15 for £86, 567. What things does the March qualified RICS surveyor consider when carrying out a valuation ?

There are many factors that might affect property values from anti social neighbours to whether it is near the coast or has a coastal view. It often helps to weigh up prices against flat prices achieved in the area for comparable properties. The mean flat price recorded at the Land Registry in the 3rd quarter of 2012 was £75, 667, which is £10, 900 less than the price you are intending to pay. The combined house/flat average was £154, 514. 6, Creek Road, March, Fenland, Cambridgeshire, PE15 8RD a leasehold flat recently sold for £71, 500 .

In order for you to get a formal home valuation is to commission a Homebuyer Report (or Property Valuation Report) which includes a formal valuation as part of the service. Your RICS chartered surveyor will be part of the Valuer Registration Scheme (established register of valuers).

The RICS surveyor should actually visit the site in addition to factoring in the countless influences that can affect property prices.

Building Surveys on flats 1

Do I need to go for a full structural survey prior to acquiring a doer-upper Edwardian warehouse flat in March?

The Full Structural Survey is now dubbed a Building Survey.

The HomeBuyer Report has enough detail for a non period March property built out of standard construction materials and methods. A RICS Building Survey is the most relevant one to choose for the flat mentioned. Following a thorough site survey of any accessible parts, a formal written report will be emailed and posted to the purchaser giving in depth and significant professional advice in relation to the state of repair of the property. There are certain limitations exist with any residential survey - a local March surveyor is not in a position to (unless owners consent provided) force or open up the fabric of the property nor can they advise whether drainage meets appropriate regulations. Furthermore flats often make access more complicated. A surveyor will only scrutinise the actual flat the surveyor may go into detail about other parts of the property for example shared hallways. For more details and a comparison of the differences between surveys please read here.

Shocking Electrics

When I was shown a property I am meaning to move into I think we saw that there is an old fuse board - will a surveyor report on the electrical system?

When conducting a Home Survey in March a surveyor will usually remark on the overall electrical system if it appears that they are in a hazardous condition. This should include a general examination of any revealed areas of the wiring, fusebox etc. in addition to possible problems relating to things like the location of the meter or consumer unit. Reporting on any evidence of a test on the condition of the electrical installations conducted by a suitably qualified electrician should form part of the Homebuyer report in March. Inspecting the documentation from any recent PIR carried out by a suitably qualified electrician will usually form part of the survey.

The IEE advise a PIR be completed every 10 years (5 if letting out). We recommend you always get nearby help on electrical systems try P J Electrics , 1 Childs La, Doddington, March, PE15 0TQ .
